The buyer was Greenhouse White Oak. Colliers’ brokers Jim Humphries, J. Todd Stewart, Chip Nash and Bob Heard of Colliers represented the seller, UG Oxford.
HUNTSVILLE, Texas — Uberrito Fresh Mex has leased 2,500 square feet in Ravenwood Village Shopping Center at 255 I-45 South in Huntsville. Uberrito is a fast-casual, build-your-own restaurant concept. The landlord was represented by Clay Trozzo of Property Commerce, and the tenant was represented by Kristen Barker of Wulfe & Co.
SUGAR LAND, Texas — Colliers announced the sale of a 10,000 square-foot freestanding building at 4920 River Falls Drive in Sugar Land. The buyer, Cynet Capital, was represented by Zhen Liang of PY Realty Co. Colliers’ Bill Insull and Todd Moore of Colliers represented the seller, Crest Ridge. The former childcare facility sits on a 1.16-acre lot adjacent to the Grand Parkway.
HOUSTON — The Medal family purchased a 3.2-acre lot at 12734 Unison Road in Houston to serve as the primary location for their trucking business. The seller, the Dear family, had used the property as a homestead for many years and was represented by Cotton Munson of Davis Commercial.
HOUSTON — NAI Partners, the commercial real estate services arm of Partners Real Estate Company, arranged a 3,876 square-foot office sublease at 12621 Featherwood Drive in Houston. NAI Partners’ Pierce Beyer and Jon Silberman represented the sublessor, SIS-Tech.
HOUSTON — Transwestern Real Estate Services completed five spec suite lease transactions totaling 12,339 square feet at 1717 St. James Place in Houston’s Galleria submarket. Transwestern’s Evelyn Ward and Paula Musa provided agency leasing services on behalf of the landlord, Accesso.
HOUSTON — A local family trust acquired two net-leased Take 5 Oil Change properties at 4450 Woodlands Parkway and 7940 Research Forest Drive in The Woodlands from Edry B&I-2 GP. Marc Peeler and Rick Ragan of NewQuest Properties represented the seller and buyer, respectively.
HOUSTON — International Food Distribution, LLC leased 8,971 square feet at Prologis Post Oak Business Center, 4410 West 12th Street. William Carpenter and Boone Smith with Stream Realty Partners represented the landlord, Prologis.
HUMBLE, Texas — Heartland Dental, LLC leased 3,840 square feet of retail space in Woodforest Plaza Shopping Center on FM 1960 in Humble from Humble Willis, LP. Kevin Sims and Nick Ramsey of NewQuest Properties represented the landlord, while Shireen Owlia of NewQuest represented the tenant.
HOUSTON — LeafGuard Holdings leased 7,703 square feet at Commerce Park Northwest 4, 8901 Jameel Road. William Carpenter and Boone Smith with Stream Realty Partners represented the landlord, LINK Industrial.
KATY, Texas — Tutoring Club of Katy leased 1,400 square feet of retail space in Shops at Katy Reserve from NewQuest Properties. J.J. McDermott and Kevin Sims of NewQuest represented the landlord, and Nathan Buckoff of ReMax Commercial represented the tenant.
HOUSTON — NAI Partners recently arranged a 13,709 square-foot office lease for Riverway Title at Three Riverway in Houston. NAI Partners’ Jason Whittington represented the tenant. The landlord was represented by Brad Fricks with Stream Realty.

AUSTIN — Newmark completed the sale and financing of Nexus East, a newly constructed 352-unit multifamily property in Austin. The seller was a partnership between Ardent Residential and DDelta Development of Monterrey, Mexico. The purchaser was an affiliate of Treeline Multifamily Partners, Ltd. Newmark’s Patton Jones and Andrew Dickson represented the seller.
TYLER, Texas — Edge Capital Markets brokered the sale of Pine Corners Shopping Center in Tyler. Micha van Marcke and Chace Henke of Edge represented the seller. Pine Corners is a recently renovated retail center anchored by Dollar Tree.
SAN ANTONIO, Texas — Kuper Sotheby’s International Realty, a Texas real estate firm with offices in Austin, San Antonio and the Hill Country, reported $3.7 billion in sales for 2021 and employs roughly 350 associates.
AUSTIN — Allied Orion Group plans to develop The Evergreen at Whisper Valley, a 350-unit garden-style apartment community. The Evergreen will be the first multifamily community within the 2,067-acre Whisper Valley development by Taurus Investment Holdings. The project is planned for East Austin near SH-130 and US 290.
AUSTIN — CenterPoint Properties expanded into the Austin industrial market by acquiring the distribution facility at 3830 Promontory Point. This marks the company’s first Austin transaction after years of acquisitions in Houston.
PLANO, Texas — NewPoint Real Estate Capital LLC has acquired certain assets of Housing & Healthcare Finance, including its FHA multifamily and healthcare origination business and loan servicing portfolio.

GRAYSLAKE, Ill. — Lee & Associates negotiated a $3.4 million sale of a six-acre site occupied by a 40,000 square-foot Hines Lumber facility in Grayslake.
ODESSA, Fla. — JLL Income Property Trust acquired the newly constructed 13,500 square-foot North Tampa Surgery Center for $8.5 million.
