PASADENA, Texas — Colliers International has announced that Dunavant Distribution Group is expanding into a 784,000-square-foot industrial building at Bay Area Business Park, located at 10629 Red Bluff Road in Pasadena, Texas. This additional space increases Dunavant’s footprint in the business park to more than one million square feet. John Nicholson of Colliers International represented the tenant. The landlord, PEPF Red Bluff, was represented by Justin Robinson and Jeff Pate of Stream Realty.


HOUSTON — Transwestern Real Estate Services has been engaged by Capital Commercial Investments Inc. to provide leasing and property management services for a five-story, 351,030-square-foot office building at 6500 W. Loop S., four miles from the Texas Medical Center. Transwestern’s Doug Little, Justin Brasell and Ashley Cassel will lead leasing efforts on behalf of the building owner.


HOUSTON — Lee & Associates – Houston represented Lessing Properties, LLC in the sale of a 6,000-square-foot industrial property at 22315 Gosling Road in Spring, Texas. Mike Spears and Justin Cole of Lee & Associates – Houston represented the seller, while Recy Dun with Keller Williams Realty Professionals represented the buyer, Sneed Investments, LLC.


HOUSTON — Lee & Associates – Houston represented Movenation Dance Academy, LLC in the lease of a 3,500-square-foot office at 31720 Townhurst Drive in Houston. Sandy Aronds of Lee & Associates – Houston represented the tenant, and Donald Fincher with Tru Core Commercial represented the landlord, Eastern CCTV USA, LLC.


HOUSTON — Savills has completed a lease extension on behalf of Étoile Academy, a tuition-free public charter school. Étoile Academy will expand at 6648 Hornwood Drive in Southwest Houston, increasing its total leased space to 33,700 square feet. Savills Corporate Managing Director Lesa Nickelson French represented Étoile in the negotiations and originally secured the school’s initial 13,750-square-foot lease on Hornwood Drive with landlord Ardenwood Group. Étoile Academy Charter School was founded in 2018 by Kayleigh Colombero.


HOUSTON — A Houston-based joint venture formed by partners Matthew Morgan, Kevin Kirton and Carlos Enrique Gonzalez of Buckhead Investment Partners, together with Zane Segal of Zane Segal Projects, has announced the development of Arista Riverstone. The community will be a 142-unit active-adult apartment complex at 18401 University Blvd. in Riverstone, an upscale master-planned community near Sugar Land, Texas.


HOUSTON — JLL Capital Markets has closed the sale of the 396-unit Sharpstown Garden Apartments workforce housing property at 7575 Bissonnet St. in Southwest Houston. JLL represented the seller, Pryzant Management, in the transaction with Indus Management. The acquisition was led by Indus Communities’ Managing Director Manu Gupta, M.D. The JLL Capital Markets team representing the seller was led by Chris Young and Joey Rippel.


HOUSTON — California-based NUTRISHOP has opened its first central Houston location at 2857 Katy Freeway, Suite 118, in Lower Heights, a new 24-acre mixed-use district developed by Gulf Coast Commercial Group just west of downtown. Fuller Contractors served as general contractor and Mirador Group was the architect.


KATY — Trendmaker Homes & Development, a TRI Pointe company, reports that construction is underway on Haven at Seven Lakes, a 129-home for-sale residential community in Katy, Texas. When completed in the first quarter of 2021, the gated lifestyle community will introduce new home designs and product offerings in a prime infill location with easy access to major transportation corridors, employment centers and top-rated schools in the Katy Independent School District.


THE WOODLANDS, Texas — Jeff Tinsley of The J. Beard Real Estate Company represented Donna’s Home Furnishings in a lease at Wood Ridge Plaza, located at 27702 Interstate 45 North in The Woodlands. The tenant will occupy approximately 6,213 square feet; this marks Donna’s second location. Katherine Wildman of Wulfe & Co. represented the landlord.


HOUSTON — Jason Gibbons with Finial Group secured a lease at 14505 Torrey Chase Blvd. in Houston on behalf of the building owner. The tenant, Gissel Skin Care, signed a long-term lease in the Torrey Chase office building.


HOUSTON — Chica’s Boutique has leased 1,050 square feet in the Hollister Pointe Shopping Center at 13147 Northwest Freeway. The family-owned boutique sells shapewear, cosmetics, apparel, accessories and footwear. The landlord was represented by Wes Miller of Wulfe & Co.


HOUSTON — Doc Perrier with Finial Group represented S&J Electric, LLC as tenant in the lease of an industrial building at 10060 West Road in Northwest Houston.


TEXAS

DALLAS — Allianz Real Estate has agreed to acquire a 49% interest in a logistics portfolio through a joint venture with Crow Holdings. The long-term partnership will own and complete development of a 6.1 million-square-foot build-to-core portfolio consisting of 19 newly constructed industrial assets anchored by a logistics park between Dallas and Fort Worth. Additional properties in the portfolio are located in Chicago, Dallas, Houston and Southern California. Five of the 19 assets remain in various stages of development.


SAN MARCOS — NAI Partners recently arranged the sale of 1820 Redwood Road, a 5,000-square-foot property on one acre in San Marcos, Texas. NAI Partners’ Colten Courtney represented the seller in the transaction.


SAN ANTONIO — Transwestern Real Estate Services reports that Keller Williams City View, a franchise of Keller Williams Realty International, has signed a full-building lease for 30,000 square feet at The Park at Vance Jackson, located at 15510 Vance Jackson Road. The property was delivered in February 2020. Transwestern’s Russell T. Noll and Deborah Bauer of Drake Commercial provided agency leasing services on behalf of landlord The Park on Vance Jackson, LLC. Cynthia Lee of KW Commercial City View represented the tenant.


DALLAS — Younger Partners is exclusively listing the five-building, 449,000-square-foot headquarters sublease for Thryv Holdings at 2200 W. Airfield Drive at D/FW Airport, the largest sublease currently available in the Dallas/Fort Worth market. Younger Partners’ Bob Acuff is handling the exclusive listing with Tanja McAleavey.


SAN ANTONIO — NAI Partners San Antonio’s Jorge Martinez represented San Antonio Counseling & Behavioral Center in a lease extension for 1,082 square feet at 4242 Medical Drive. Andrew Price of CBRE represented the landlord.


NAI Partners San Antonio’s Jorge Martinez and Clare Flesher represented Public Alliance, LLC in a 2,465-square-foot lease extension and expansion at 909 NE Loop 410. JLL’s Meredith Howard represented the landlord.


GLOBAL

LONDON — A joint venture involving a fund managed by Credit Suisse Asset Management Global Real Estate, industrial developer and asset manager Chancerygate, and international real estate firm Hines has acquired a six-acre site in Dagenham, East London. The JV plans a speculative industrial development totaling approximately 165,000 square feet with a gross value exceeding $59 million. Proposed plans call for up to 20 units ranging from 3,000 to 33,000 square feet for warehousing and trade-counter use, available freehold or leasehold. CBRE advised the JV on the acquisition while Colliers acted on behalf of Rexel.
