“We are excited to welcome Power Electronics to the Houston market,” said Ben Condara of Colliers. “We look forward to working with them as they further expand their footprint in the U.S. markets. Airtex Commerce Center, 431 Airtex Drive, is an industrial property with close proximity to FM 1960 and Beltway 8. The rear load building has ample parking and trailer storage.
Founded in 1987 in Spain, Power Electronics was the first company to design and manufacture a static starter. In 2014 they created Power Electronics USA and in 2017 pioneered the first medium voltage central-string inverter with up to 3.8 megawatts.
The property is within the North Hardy Toll Road submarket in Houston’s North Industrial Corridor. With an inventory of 44.4 million SF, the submarket is currently 91 percent occupied. Approximately 2.4 million SF of additional space is under construction while 1.5 million SF of space was completed during the first half of 2023.
