German Company Leases Office Space in Houston’s Energy Corridor

HOUSTON – Oxea, a Germany-based chemical manufacturer, has leased 20,700 square feet at West Memorial Place in Houston’s Energy Corridor.

The company will relocate its Houston office from the Uptown area to the third floor of West Memorial Place I in September, according to Skanska USA Commercial Development, the building’s developer.

“Their strong commitment to sustainability, environmental protection, health and occupational safety makes them an excellent fit for our tenant mix,” said Matt Damborsky, executive vice president of Skanska USA Commercial Development.

Located at 15375 Memorial Drive, the West Memorial Place development consists of two LEED Platinum–certified office buildings: West Memorial Place I at 331,000 square feet and West Memorial Place II at 385,000 square feet. Skanska reports that the buildings use approximately 30 percent less energy than typical baseline buildings.

JLL represented Skanska in the lease negotiation, while Trace Elrod and Chris Mathis of Newmark Knight Frank represented Oxea.

Oxea operates manufacturing plants in the United States, China and the Netherlands and is one of the world’s largest producers of oxo chemicals, with production capacity exceeding 1.3 million tons per year.

Skanska recently completed the Bank of America Tower, a 35-story, 754,000-square-foot office building in downtown Houston.
