GreenStreet Expands Strength Partnership with Life Time

HOUSTON – GreenStreet, a prominent mixed-use development in downtown Houston, will add a luxury athletic club and premium co-working space to its roster of tenants next year.
Owned by Midway and Lionstone Investments, GreenStreet will host Life Time’s second downtown location and its “urban athletic resort” concept, which first appeared at Midway’s CityCentre in west Houston more than a decade ago. The fitness club will occupy approximately 56,000 square feet in the downtown complex.
In addition to the athletic club, Life Time will introduce Life Time Work, its upscale workspace product, taking about 38,000 square feet within GreenStreet’s 11-story office building.
Lionstone and Midway are positioning GreenStreet as an urban campus destination. The property, previously known as the Houston Pavilions, spans four blocks from Main Street to Caroline Street and includes roughly 420,000 square feet of office space. It is also home to the boutique Hotel Alessandra, which opened in 2017, a variety of restaurants, the House of Blues, public art installations and regular free events on The Lawn.
“We are happy Life Time has selected another Midway development after our successful collaboration at CityCentre,” said Chris Seckinger, vice president and investment manager for Midway. “Life Time adds an all-important healthy living component to GreenStreet, a mixed-use district that is being redeveloped as the new model of urban lifestyle.”
The arrival of a major fitness club downtown signals Life Time’s confidence in Houston’s efforts to grow its residential population in the city center, which the Downtown District estimates at roughly 7,700 residents.
Parham Javaheri, Life Time’s executive vice president of real estate and development, noted that GreenStreet fits the company’s strategy to serve evolving consumer demands and function as a lifestyle amenity within vibrant development projects.
GreenStreet’s owners are investing in renovations and property upgrades, including a new three-story lobby for the office tower and other enhancements intended to strengthen the project’s appeal as a mixed-use urban hub.
