HOUSTON – A 260-acre commercial reserve within the Elyson master-planned community is being positioned for a major corporate campus or a large distribution hub that could accommodate up to 2 million square feet of warehouse space.

That assessment comes from Avera, a Houston-based commercial development, construction and investment firm. Avera is collaborating with Elyson’s developer, Newland Communities, to create development opportunities on the commercial reserve.

Elyson is a 3,642-acre community located on the west side of the Grand Parkway near FM 529, just south of Bear Creek. Launched in 2016, Elyson has recorded more than 200 home sales to date and is planned to include roughly 6,000 homes at full build-out.

Newland Communities, based in San Diego, is the developer behind several large master-planned communities, including the 8,600-acre Cinco Ranch, as well as Telfair, Eagle Springs, Summerwood and Greatwood.

Avera currently has several significant industrial projects underway near the Port of Houston, including developments at Bayport Logistics Park in Pasadena and projects in Baytown. The firm’s past developments include the 710,000-square-foot Rampart Corporate Center in northwest Houston, the 600,000-square-foot 225 Railport project near Highway 225, and various projects in the Permian Basin.
