Wolff Unveils Beacon Hill Development Along Highway 290

HOUSTON – (Realty News Report) – Wolff Companies marked the groundbreaking for Beacon Hill, a 521-acre mixed-use development that will benefit from planned improvements to U.S. Highway 290.

With 4,200 feet of frontage on U.S. 290, the project dedicates 251 acres along the freeway to a business park that will accommodate light industrial, distribution, office, multifamily and retail uses, all supported by utilities and services provided by the City of Waller.

The northernmost 270 acres of the Beacon Hill tract have been acquired by Long Lake Ltd., which plans to build a master-planned residential community of 870 homes. Pricing for the homes will range from the low $200s to the mid-$400s.

During the virtual groundbreaking, Wolff highlighted upcoming improvements to Highway 290, which extends northwest from Houston.

Under an agreement with the Texas Department of Transportation, the road improvements will include:

  • An off-ramp at a new 290 interchange, named Beacon Hill Boulevard, located west of FM 362;
  • A mile-long U.S. 290 frontage road connecting Beacon Hill Boulevard to James R. Muse Parkway;
  • A U-turn under U.S. 290 at James R. Muse Parkway to improve traffic flow from Beacon Hill toward Houston.

“The interchange will serve not only Beacon Hill but also the surrounding community, improving traffic mobility between FM 362 and James R. Muse Parkway,” said Eliza Paul, Houston District Engineer for the Texas Department of Transportation. “It will also create a significant economic benefit by opening access to large tracts of land for development, stimulating future job opportunities, housing options, and generating tax revenues for both the City of Waller and Waller County. TxDOT is glad to partner with Wolff Companies, Waller County and MUD #33 on these access improvements.”

Beacon Hill Boulevard is expected to be completed in September 2021. Construction on the interchange is scheduled to begin in spring 2022 and to be completed in 2023. The project will be funded through a public-private partnership among Wolff Companies, TxDOT and Beacon Hill Municipal Utility District (Waller County MUD #33), with Wolff Companies contributing the majority of the capital and providing the right-of-way for the improvements.

Wolff’s 50-Year Portfolio

Wolff Companies, with five decades of land development experience, played a major role in the growth of the Energy Corridor along I‑10 in west Houston. Over the years the firm has developed multiple business parks, including Brookhollow, launched before Loop 610 was completed.

The Beacon Hill name reflects the property’s elevation of about 300 feet, making it one of the higher points in the Houston metro area. The site sits on the north side of U.S. 290 between FM 362 and James R. Muse Parkway.

“The availability of large tracts of land, a strong local school district, access to utilities and improved mobility have placed Waller County on a growth trajectory similar to what we saw years ago along I‑10 in the Energy Corridor,” said David S. The Beacon Hill site plan designates parcels for retail, light industrial, hotels, office, medical, multifamily and potentially a large-scale distribution or industrial facility.
