HOUSTON – (Realty News Report) – Houston-based Dinerstein Companies, one of the nation’s largest multifamily developers, has topped out its 40-story Aspire Post Oak in Uptown Houston.
The residential tower sits across the street from BLVD Place, a mixed-use development anchored by a Whole Foods Market.
Dinerstein’s project occupies 1.59 acres at the northwest corner of Post Oak and San Felipe.
Monthly rents will start at $3,000, with leasing scheduled to begin in the latter part of 2021.
The 383-unit Aspire Post Oak is part of TDC’s Aspire Living Collection, a portfolio of upscale rental properties developed across Southern California, Texas, Phoenix, Denver and Nashville. This mixed-use tower is the tallest Dinerstein development to date and aims to be one of Houston’s most elegant, environmentally forward, and technologically advanced apartment communities. Dinerstein’s executive chairman, Jack Dinerstein, was inducted into the Houston Apartment Association’s Hall of Fame in 1994.
Designed by Gensler, Aspire Uptown Houston will feature a mix of one-, two- and three-bedroom residences plus penthouse homes.
The tower’s ground floor will include approximately 15,506 square feet of restaurant and retail space.
“Aspire Post Oak’s location is one of Houston’s most appealing, urban mixed-use and pedestrian-friendly districts, and we recognized the need for the property’s design to reflect its premier surroundings. We look forward to continuing our work on an elegant design at this landmark development,” said Brooks Howell, residential leader and principal at Gensler.
Every residence will include a private outdoor space in the form of a balcony with views of the Uptown/Galleria District, Downtown Houston, and Memorial Park.
Units are larger than typical new high-rise apartments to address current market demand for more spacious layouts in infill developments, with an average unit size of approximately 1,210 square feet.
“We look forward to offering a modern, cutting-edge residential option at one of the city’s most walkable and vibrant locations,” said CEO Brian Dinerstein.
Aspire Post Oak will offer a range of high-end amenities, including smart in-unit technology, a resident lounge, massage rooms, private dining rooms, a 24-hour fitness center, an infinity-edge pool with tanning decks and an adjacent aqua lounge, indoor and outdoor event spaces, an elevated dog park and concierge services.
The tower includes seven levels of residential and commercial parking beneath 33 residential floors.
General contractor Ludlow & Associates Construction is running ahead of schedule; the topping out was originally projected for January 2021.
Over its 65-year history, Dinerstein has completed more than 75,000 apartment homes nationwide. The company currently manages approximately $3.03 billion in apartment assets and is recognized as a leading developer of sustainable multifamily projects, with over $2.60 billion in apartment product completed or under development.
