BAYTOWN – (Realty News Report) – TGS Cedar Port Partners has started construction on a 1.2 million-square-foot warehouse within the 15,000-acre TGS Cedar Port Industrial Park, one of the largest industrial parks in the United States.
The speculative development is scheduled for delivery to the Houston market in the second quarter of 2022. Site preparation is underway, and the first slab pour has been completed. TGS Cedar Port Partners is retaining full equity in the project and has secured construction financing through Bank of Texas.
Located on FM 1405 near the Grand Parkway, the 1.2 million-square-foot facility is designed to support extensive vehicle and trailer capacity, with room for more than 1,000 trailer parking spaces and approximately 1,500 car parking spaces.
Positioned within the multi-modal TGS Cedar Port Industrial Park, the building is strategically suited for warehousing, distribution, and e-commerce fulfillment operations. Its location provides efficient access to the Port of Houston’s Bayport and Barbours Cut container terminals, supporting import-export logistics and intermodal movements.
TGS Cedar Port Industrial Park already hosts major distribution and fulfillment centers for national and international companies, including Wal‑Mart, Floor & Décor, IKEA, Home Depot, Niagara Bottling, Webstaurant, Ravago and Vinmar.
Powers Brown Architecture is the project architect, with E.E. Reed Construction L.P. serving as general contractor. Leasing representation is provided by John Simons, Gray Gilbert and Chris Haro with NAI Partners.
Located in West Chambers County east of Houston, TGS Cedar Port Industrial Park is the largest master-planned, rail- and barge-served industrial park in the U.S. The park sits across the Houston Ship Channel from the Bayport and Barbours Cut container terminals and encompasses 15,000 acres, with more than 10,000 acres available for sale, lease, design-build and build-to-suit development. The site benefits from barge access and dual rail service via Union Pacific and BNSF.
A new office development is also planned within the park. The Cedar Port Office Plaza, a collaboration between D’Agostino Companies and TGS Cedar Port Partners, L.P., will include two office buildings—one approximately 79,200 square feet and the other about 52,800 square feet. The office project was expected to break ground in October 2021.
