HOUSTON – (Realty News Report) – A new office development is set to rise within the 15,000-acre TGS Cedar Port Industrial Park, marking the first dedicated office project inside the sprawling industrial complex east of Houston.
Developers note that Cedar Port is the largest master-planned, rail-and-barge-served industrial park in the United States, with roughly 11,000 acres still available for future development.
D’Agostino Companies and TGS Cedar Port Partners, L.P. announced the office project is slated to break ground in October 2021, with delivery expected in the first quarter of 2023. Upon completion, TGS plans to relocate its corporate headquarters to the new facility.
Strong Demand Expected
Beyond TGS’s occupancy, remaining office space in the development will be marketed and leased to other firms. Chris D’Agostino, Principal of D’Agostino Companies, said he expects the building will be well received by the market.
“We see a significant pent-up demand for office space at Cedar Port,” D’Agostino said. “Many companies already operating in the park, along with businesses planning to move in, can benefit from on-site office facilities. Additionally, suppliers and service firms that currently support Cedar Port companies but do not have an on-site presence are likely to want office space within the park.”
Named Cedar Port Office Plaza, the development will include two office buildings — one approximately 79,200 square feet and the other about 52,800 square feet — providing flexible options for tenants of varying sizes.
Will Scott, President of Operations for TGS, noted that the new office will enable the company to consolidate operations. “This development allows TGS to combine its Houston and Baytown offices by occupying a full floor in Cedar Port Office Plaza 1,” Scott said. “Our full-time operations, construction, and maintenance staff have grown from fewer than 100 in 2015 to more than 250 today.”
Leasing Team and Park Tenants
NAI Partners’ Landlord Services Division has named Michael Sieger and Jacob Aldridge as exclusive leasing agents for Cedar Port Office Plaza. Their Office Project Leasing team will market available space to prospective tenants.
The office project will complement the park’s existing industrial footprint of more than 16 million square feet of industrial and manufacturing warehouse space, either completed or under construction. Notable companies already operating in Cedar Port include NOV, Tenaris, Zachry, Floor & Décor, and DHL.
Located across the Houston Ship Channel from the Bayport and Barbours Cut container terminals, TGS Cedar Port Industrial Park spans 15,000 acres with approximately 11,000 acres available for sale, lease, design-build, and build-to-suit projects. The park is both barge-served and dual-rail served by Union Pacific and BNSF, accommodating development parcels ranging from five acres to more than 1,500 acres.
Recent Leasing Activity
Activity in Cedar Port has been robust. Avera Companies recently completed and leased a new logistics building in the park to The Webstaurant Store, a restaurant supply business. The leased facility totals 644,000 square feet, making it one of the largest industrial transactions reported in the Houston area this year.
