HOUSTON – (Realty News Report) – Miller Grossbard Advisors, LLP has signed a lease for 14,000 square feet of office space at the M-K-T mixed-use development in The Heights.
The M-K-T project, an adaptive re-use development, is currently under construction as a joint venture between Triten Real Estate Partners and Radom Capital, LLC.
M-K-T consists of repurposed industrial buildings being transformed into a creative mixed-use destination for office, retail, restaurants, and health and fitness amenities. The design is by Michael Hsu Office of Architecture, an Austin-based firm.
The site is located just north of Interstate 10 at the northeast corner of Shepherd Drive and 6th Street.
Miller Grossbard Advisors plans to relocate in the second quarter of 2020.

JLL’s Russell Hodges, Bubba Harkins, and Jenny Mueller are handling leasing of M-K-T’s office space on behalf of the joint venture.
M-K-T will offer office tenants distinctive modern structures featuring exposed ceilings from 10 to 20 feet, enabling internal staircases and mezzanine levels. Other building attributes include stained concrete floors, exposed beams, private outdoor areas, and large windows and skylights that fill interiors with natural light.
The development will include lifestyle amenities with about 30 restaurant, retail, and health and fitness options, and it will provide more than 1,000 linear feet of frontage along The Heights Hike & Bike Trail.
“M-K-T is attracting best-in-class tenants to build a new, dynamic community in The Heights,” said Scott Arnoldy, managing partner of Triten Real Estate Partners.
The Michael Hsu Office of Architecture, which has established a Houston presence, has designed a number of retail and mixed-use projects in the region. Recent work includes Understory, the lower-level food hall at Skanska’s Bank of America Tower in downtown Houston; the Southside Commons redevelopment on Bellaire Boulevard; and the Zadok mixed-use project currently under construction on Post Oak Boulevard in Uptown.
