4 Exciting Restaurants Opening Soon in Pasadena

Pasadena Pavilion site will have four restaurants.

PASADENA, Texas — A new restaurant development called Pasadena Pavilion is under way on an 8-acre site at the southeast corner of Beltway 8 and Vista Road in Pasadena. Commercial real estate firm Colliers International reports that four freestanding, full-service restaurants will occupy the property, bringing additional dining options and increased retail activity to this busy southeast Houston suburban intersection.

The new tenants confirmed for the project are Razzoo’s Cajun Café, Red Robin, Chuy’s and Outback Steakhouse. Each brand is known for drawing consistent customer traffic: Razzoo’s for Cajun-inspired comfort dishes, Red Robin for gourmet burgers and family-friendly service, Chuy’s for Tex-Mex fare with a lively atmosphere, and Outback Steakhouse for its steakhouse menu and casual dining experience. Together, the four restaurants are expected to create a diverse dining mix that attracts local residents, commuters and visitors to the Pasadena corridor.

The seller of the 8-acre parcel, Fairplay Partners Ltd., engaged Colliers International to handle the marketing and transaction. Marshall Clinkscales of Colliers International represented the seller during the sale process. On the buyer side, Sabine 2016-1 LLC acquired the property. The buyer was represented by Lindsay Schlueter of Glaser Retail Partners, who handled the acquisition on behalf of Sabine 2016-1 LLC.

Pasadena Pavilion’s location at the intersection of Beltway 8 and Vista Road offers strong visibility and access from one of the region’s major thoroughfares. The Beltway 8 corridor serves a large residential and employment base, and projects like Pasadena Pavilion are designed to capitalize on high vehicle traffic counts, convenient ingress and egress, and proximity to surrounding retail and service destinations. The presence of established national and regional restaurant concepts is likely to support daytime and evening activity, enhancing the area’s retail appeal.

The development of four freestanding restaurant buildings on a unified site allows each tenant to operate independently while benefiting from shared site planning and parking amenities.
