ROSENBERG, Texas – Satya, a Houston-based commercial real estate consulting and development firm, has announced plans for a 37-acre mixed-use project in Rosenberg on Houston’s southwest side. The development will include 312 apartments alongside retail and restaurant space.
Located within a Qualified Opportunity Zone at the corner of Highway 36 and U.S. 59, the project is slated to break ground in summer 2022 with completion targeted for the fourth quarter of 2023.
The centerpiece will be the four-story Fairgrounds Apartments, a 15-acre garden-style community offering 312 units ranging from approximately 670 to 1,500 square feet. The property is designed to provide a variety of resident amenities, including a dog park with a wash station and private access to an Amazon delivery parcel locker system with smart locks for secure deliveries.
The remaining 17 acres will accommodate retail and restaurant pads, with several tenants already planned, including a Starbucks, Harbor Freight, Whataburger, AutoZone, and Arby’s. Additional retail and dining announcements are expected as the project progresses.

The project team includes owner and developer Satya, with Garcia + Associates serving as the project architect.
