Investors Acquire Prime EaDo Property in Houston

EaDo property sold to investors.

HOUSTON – EaDo Properties LP has acquired a 100,000-square-foot parcel on the east side of downtown, consisting of four buildings along the Gulf Freeway at Sampson Street near Coyle Street.

The acquisition presents strong redevelopment potential in a neighborhood that has seen growing investment and revitalization. According to Fred Ghabriel of Bijjani & Associates, the brokerage that handled the transaction, the site is well positioned to benefit from the momentum in EaDo. The seller in the deal was Pinemont Properties.

The four buildings on the site offer approximately 35,500 square feet of existing improvements and are currently home to tenants that include Carpet Giant. The mix of standing structures and land gives the new owner flexibility to pursue adaptive reuse, renovation, or a broader redevelopment plan that could incorporate residential or commercial uses.

Over recent years, EaDo (East Downtown) has attracted a variety of redevelopment projects, including conversions of older warehouses into residential units, new residential construction, and an expanding roster of bars and restaurants. While the neighborhood remains a work in progress, its growing amenities and proximity to downtown Houston make it an attractive location for investors and developers seeking sites with upside potential.

The property’s location along the Gulf Freeway provides easy access to major transportation routes and positions any future project to serve both local residents and commuters. With existing structures that can be leased or repositioned in the near term, the site offers a combination of immediate income potential and long-term redevelopment opportunity.
