DEER PARK, Texas – (Realty News Report) – S.I. Warehousing has leased 252,000 square feet at Monument Business Park, a new industrial development by Molto Properties in Deer Park, just east of Houston.
Molto Properties began construction on Monument Business Park in the fourth quarter of 2019 and recently completed the first phase at the end of October 2020, delivering a 414,900-square-foot cross-dock building and a 194,610-square-foot front-load building.
An additional 12 adjacent acres remain available for development of a third building, according to Molto Properties. The Illinois-based developer builds industrial facilities across the country and markets Monument Business Park as a strategically positioned logistics site.
The park sits near Independence Parkway and Highway 225, south of the San Jacinto Monument. The nearby San Jacinto Battleground is a 1,200-acre state historical park that commemorates the decisive 1836 Battle of San Jacinto, when Texian forces under Gen. Sam Houston defeated the Mexican army, setting the path for Texas’ independence.
“Monument Business Park’s premier location and easy access to the Port will continue to attract a variety of tenants,” said Chad Parrish, Vice President of Molto Properties. “Now that we’ve delivered the first phase of the project, we look forward to leasing the remaining 357,307 square feet in the coming months.” The buildings at Monument Business Park feature clear heights ranging from 32 to 36 feet, accommodating high-density racking and efficient warehouse operations.
Molto Properties Signs Tenant: Boyd Commercial/Cushman & Wakefield
The lease transaction was facilitated by David Munson of Boyd Commercial, who represented Molto Properties. Kelley Parker, Coe Parker and John Littman of Cushman & Wakefield represented S.I. Warehousing Co.
In 2019 Molto Properties also broke ground on a 136,551-square-foot speculative distribution center in northwest Houston named 290 Northwest Business Center, located at 21420 Northwest Freeway.
S.I. Warehousing, a subsidiary of Slay Industries, provides distribution, packaging, transportation and warehousing services tailored to customers throughout the Houston area.
