Transwestern and Molto Break Ground on Northwest Houston Warehouse Project

HOUSTON – (Realty News Report) – Transwestern Real Estate Services and Molto Properties have broken ground on the West Gulf Bank Distribution Center, a 115,642-square-foot distribution facility located near the intersection of Beltway 8 and Highway 290 in Northwest Houston.

Armstrong Relocation, a major moving and logistics firm, will occupy the building when construction is completed in September.

Transwestern’s Managing Director Nick Peterson, SIOR, and Executive Managing Director John Ferruzzo, SIOR, represented Molto Properties in acquiring the site and managing the development. The team also provided brokerage services for the sale of the land and the completed building to Armstrong Relocation.

Situated within Brookhollow West Business Park at 9700 West Gulf Bank, the development lies in the heart of Northwest Houston. When finished, the project will include 97 car parking spaces, 24 trailer parking stalls, 28 loading docks and two drive-in doors with ramps.

Several other industrial construction projects in the Houston area were announced around the end of March 2021.

Trammell Crow began construction on Seton Lake Logistics Center, a 255,704-square-foot industrial speculative building located on Highway 249 at Seton Lake Drive, approximately one mile south of the Beltway 8/Highway 249 interchange. Rosenberger Construction is the general contractor and CBRE is handling leasing.

Amazon also announced four additional last-mile delivery stations in the Houston area totaling roughly 860,000 square feet, with individual facilities ranging from about 140,000 to 360,000 square feet. Those delivery stations were scheduled to open in 2021, and are in addition to two roughly one-million-square-foot Amazon facilities already under construction in suburban Houston.

Realty 1 Partners, a Richmond, Texas–based firm, began construction on the Point West Distribution Center, a 133,900-square-foot industrial distribution building in Brookshire at 32303 US Highway 90. Arch-Con Corporation is the general contractor and Boyd Commercial is handling leasing. The site is located near a large Amazon distribution campus.
