HOUSTON — BP Lower 48 has leased 91,000 square feet in Skanska’s West Memorial Place II at 15373 Memorial Drive in the Energy Corridor. The property was among those damaged during Hurricane Harvey, with repairs completed last year.
BP Lower 48, which recently moved its headquarters to a new Trammell Crow building in Denver, is one of the country’s largest natural gas producers. The company directly operates roughly 10,000 wells and holds interests in about 13,000 additional wells nationwide.
“Their expertise in the energy sector and long-standing presence in the Houston market make them a strong fit for our Energy Corridor campus,” said Matt Damborsky, executive vice president of Skanska USA Commercial Development.
Skanska owns two buildings at this campus, both located adjacent to Terry Hershey Park: the 330,000-square-foot West Memorial Place I and the 385,000-square-foot West Memorial Place II. BP Lower 48’s new lease covers three floors in West Memorial Place II that were previously occupied by IHI E&C.
JLL brokers Louis Rosenthal and Anya Marmuscak represented BP Lower 48 in the transaction. Mark O’Donnell and Jennifer Jordan of Savills Studley participated on the landlord side. The tenant will relocate from the nearby Three Eldridge Place building to the Skanska property.
BP Lower 48 is actively expanding its footprint. The company is acquiring $10.5 billion of Texas shale assets from BHP Billiton, including holdings in the Permian Basin, the Eagle Ford Shale and the Haynesville Shale—moves that bolster its position in key domestic resource plays.
