HOUSTON — Midway, a Houston-based development company, has begun construction on a seven-story mixed-use building near The Heights that will be anchored by an urban-design H-E-B grocery.
The project, owned by interests of the Gordy family, is the first phase of the Buffalo Heights District, a new development on Washington Avenue between South Heights Boulevard and Studemont Street.
“This marks an important milestone for Buffalo Heights and for the future of this corridor,” said Jonathan Brinsden, CEO of Midway. “It represents the Gordy family’s vision to create an innovative urban district in this thriving area just west of downtown.”
The new building will house a 96,000-square-foot H-E-B, three levels of boutique office space, 230 multifamily units and roughly 2,000 square feet of additional street-level retail.
Midway was selected to redevelop the site on behalf of Russell Gordy, owner of the project and founder and president of SG Interests.
“Houston is changing — like many other cities across the country,” Gordy said. “People increasingly want to live closer to the city and reduce driving. Our goal is to create a place where people can live, work and play.”
A groundbreaking ceremony took place Tuesday at the Inner Loop site.
The H-E-B for this project has been intentionally reimagined from the typical suburban single-level store. Slated for completion in spring 2019, the location is designed to support the district’s walkability and promote healthy living by providing accessible fresh food, outdoor amenities and open spaces.
This H-E-B will feature a walk-up coffee and food concept, offering quick grab-and-go options as well as space for relaxed dining that serves residents and nearby workers.
“We are excited to introduce a new H-E-B prototype that fits the Washington corridor,” said Scott McClelland, President of H-E-B Houston. “When we learned about Buffalo Heights, we recognized it as the kind of community more of Houston will seek.”
In addition to the grocery, the building includes five levels of multifamily apartments, known as the St. Andrie, and three levels of boutique office space branded One Buffalo Heights.
Buffalo Heights is a 50-acre mixed-use district located near Buffalo Bayou Park, Memorial Park, The Heights, the Washington Avenue Corridor and downtown Houston.
Midway is a privately held real estate investment and development firm founded 49 years ago. Its portfolio includes roughly 45 million square feet of completed and in-progress properties across 23 states and northern Mexico, spanning mixed-use centers, corporate headquarters, multifamily, entertainment, hospitality, industrial parks and master-planned residential and resort communities.
Headquartered in Houston, BKR Memorial is a private family company managed by Russell Gordy. In addition to real estate investment and development, Gordy’s business interests have included oil and natural gas, ranching and other enterprises across Texas, Colorado, New Mexico, Montana, Wyoming and elsewhere in the U.S.
H-E-B, which posts annual sales in excess of $23 billion, operates more than 370 stores across Texas and Mexico. A separate two-story H-E-B is also under construction near Bissonnet Street in Bellaire.
