950 New Homes Planned in Major Pearland Development

PEARLAND – (Realty News Report) – Massey Oaks, a 356-acre master-planned community, is now under development in Pearland at the intersection of Harkey Road and McKeever Road.

Located just south of Houston, Massey Oaks will include approximately 950 home sites when fully built out.

The community’s name honors the mature live oaks and other hardwoods found on the historic Massey Ranch—trees planted by the Massey family decades ago, according to the developer.

The design and recreational amenities of Massey Oaks will reflect the property’s ranching heritage. Tree-lined streets will frame modern, urban-style homes in a peaceful suburban environment. Detached single-family homes will start in the high $300,000s, and all properties are zoned to Alvin ISD. Residents will enjoy an amenities center and a lakefront open-air pavilion.

Massey Oaks is part of a broader surge of residential development around Houston. Demand for housing in the area remains very strong, and land developers and homebuilders have struggled to produce lots and homes quickly enough. Many builders maintain long waiting lists, and some have intentionally moderated sales because delivery timelines can be lengthy and material costs volatile.

The first phase of Massey Oaks will include 372 single-family lots. The site sits about 4 miles east of State Highway 288 and roughly 3 miles west of SH 35.

Trez Capital provided a $44 million loan to support the project.

Massey Oaks Development, LP is an affiliate of Commercial Partners of Nevada, LLC, a real estate development company based in Reno, Nevada.

Paul Grohman, president of Pearland-based Gromax Development, is also part of the development team.
