HOUSTON – (RNR) — Bold Fox Development will soon begin work on its second residential community on a 20.8-acre parcel in Tomball, Texas. Situated near Highway 249 at the northwest corner of Cherry Street and Holderrieth Boulevard, the gated development will include 31 lots sized for 55-foot homes and 34 lots designed for 60-foot homes.


NAI Partners arranged a 2,710-square-foot retail lease for Wells Fargo Bank at the Shoppes at Kingsgate in Houston. Laura Diggs and Shaffer Braun of NAI Partners represented the landlord, while Rod Scarborough of Rod Scarborough Properties represented the tenant.


Sunbelt has expanded into a 16,861-square-foot industrial building at 2300 Quitman Road in Houston under a two-year lease. Justin Harrity represented the landlord, Hartman Income REIT.


MISSOURI CITY, Texas — NAI Partners arranged a 3,800-square-foot retail lease renewal for All Care Pediatrics at 5201 Highway 6 S. in Missouri City, with Laura Diggs representing the landlord.


HOUSTON — Stream Realty Partners, a national real estate services, development, and investment firm, reports that more than 80,000 square feet of leases have been executed over the past 12 months at Memorial Tower One and Two and Woodway Tower on behalf of CapRidge Partners. Notably, approximately 32,000 square feet of those leases were completed during the pandemic, underscoring a tenant trend shifting from dense office layouts toward proximity and flexible space solutions.


Happy Loans, LLC signed a lease for a 1,240-square-foot location at 951 Rollingbrook in Baytown, marking its second location in the Houston area. Katherine Wildman of Wulfe & Company represented the landlord, Garth Rollbrook, LLC, and Melissa Gerber Brams of Gerber Realty represented the tenant.


PSI Premier Specialties, Inc. leased 2,015 square feet at 3100 Timmons in Houston for a five-year term. Richard Maloof represented the landlord, Hartman Income REIT.


BF Spring, LLC, operating as Billiard Factory, purchased 1.6 acres at Grand Parkway and Spring Stuebner Road in Spring, Texas, from Five Forks Village, LLC. Randy Nerren and Trevor Nerren of NewQuest Properties represented the buyer, while Mark Terpstra of Terpstra & Associates represented the seller.


Game Over Videogames leased 2,000 square feet at 5020 FM 1960 West in Houston on a two-year lease. Julian Kwok represented the landlord, Hartman Income REIT.

TEXAS – RNR Real Estate Briefs

SAN ANTONIO — CBRE announced that Hugh M. Cunningham Companies, a building materials firm headquartered in Dallas, has entered the San Antonio market with a new 33,000-square-foot industrial lease in the Prologis development at 4960 Eisenhauer Road. Josh Aguilar with CBRE represented the landlord, and Trace Elrod with Newmark Knight Frank represented HMC. HMC manufactures and distributes building materials throughout the south-central United States.


Cushman & Wakefield arranged a 22,161-square-foot lease for Venture X, a flexible workspace provider, at the 200,000-square-foot mixed-use redevelopment Braniff Centre at Love Field in Dallas. Tom Sutherland, Ryan Hoopes, and Sarah Savage of Cushman & Wakefield represented Venture X in lease negotiations. The landlord is CLT Commercial Partners, LP.


DALLAS — AG Commercial Management, LLC selected Bradford Commercial Real Estate Services to lease White Rock Tower, a six-story, 72,551-square-foot midrise office project at 6510 Abrams Road in northeast Dallas. Leading the leasing effort are Melanie Hughes, senior vice president, and Erik Blais, vice president, of Bradford. White Rock Tower is more than 90 percent leased to 49 tenants, with Re/MAX DFW Associates occupying the largest single space at over 8,200 square feet.


FARMERS BRANCH — Regas Contracting, LLC leased 2,159 square feet of flex space at 1801 Royal Lane in the Westwood Business Park. Cole Kenefsky of Finial Group represented the landlord, while Wayne Murphy with Diligent Commercial represented the tenant.


DALLAS — Dan Spika of the industrial division at Henry S. Miller Brokerage represented Hart-Willis Companies of Texas in the sale of an 11,800-square-foot industrial building and 0.61 acres at 9101 Sovereign Row in Dallas. The buyer was Mattu Enterprises, LLC of Dallas, represented by Stephen Williamson with Lee & Associates.


AUSTIN — FUSE Workspace, a Texas-based flexible office provider, opened its third location in Bee Cave, occupying 30,000 square feet and featuring 116 private offices. Other FUSE locations include Houston (CityCentre) and Prosper, Texas.

PHOENIX — The Praedium Group acquired Liv North Valley, a 385-unit multifamily property in Phoenix, in a transaction valued at $90 million, or approximately $233,766 per unit. Institutional Property Advisors (IPA), a division of Marcus & Millichap, handled the sale.


LAKE CHARLES, La. — RoofClaim.com opened a new warehouse and distribution center in Lake Charles to support increased demand for roof replacements following the damage caused by Hurricane Laura.


MYRTLE BEACH, S.C. — CBL Properties announced the opening of a new Dick’s Sporting Goods and the addition of Golf Galaxy at Coastal Grand Mall.


Four Corners Property Trust, a REIT focused on net-leased restaurant properties, acquired a LongHorn Steakhouse in Florida for $3.2 million from Darden Restaurants in a sale-leaseback transaction.


JERSEY CITY, N.J. — Mack-Cali Realty Corp. announced the strategic sale of a 10-building, 1.5 million-square-foot commercial portfolio in Morris County, N.J., to a joint venture that includes Onyx Equities, Taconic Capital Advisors, Axonic Capital, and Machine Investment Group for $160 million.


JLL Capital Markets secured a record low 2.29% interest rate with Fannie Mae on behalf of a private Los Angeles-based borrower for a $56.73 million, 10-year fixed-rate loan. The financing covers the borrower’s four-property multifamily portfolio in Los Angeles County.


Copeland Insurance leased 3,182 square feet of office space in Camp Forbing Marketplace at the intersection of Flournoy Lucas and Ellerbe roads in Shreveport, leasing from NewQuest Properties. Bob Conwell and Ashley Strickland of NewQuest represented the landlord.


DENVER — IRET acquired the 465-unit Parkhouse Apartment Homes in Thornton, Colorado, for $144,750,000.
