Newmark Knight Frank (NKF) has completed a lease for a 341,984-square-foot industrial facility at Corporate Park Cranbury on behalf of Rugs USA. The property is owned by the Sudler Cos. and the transaction strengthens Rugs USA’s presence in New Jersey’s Exit 8A submarket.

NKF’s team for the engagement included Houston-based Executive Managing Director Derek Myers, along with New Jersey directors Kyle Eaton and Senior Managing Director Peter Rossi. The group represented Rugs USA throughout negotiations and the expedited relocation process.
Need for Immediate Expansion
Rugs USA had outgrown its previous location at 8 Santa Fe Way in Cranbury and needed a larger facility in a strategic location quickly. With only two suitable options in the roughly 350,000-square-foot range available in the Exit 8A submarket, speed was critical to secure the right site.
Fast, Coordinated Negotiation
“Our assignment was to identify a relocation option that allowed Rugs USA to take possession quickly in a market with very limited inventory,” said Derek Myers. “Recognizing the importance of timing for Rugs USA, our team coordinated directly with Sudler and the client to move rapidly. We discussed terms on Tuesday, assembled the necessary legal and operational resources to review and negotiate the agreement over the weekend, and by the following Tuesday—just four business days later—we had finalized terms and executed a signed lease.
