Hines Begins Construction on MorningStar Senior Living Near Kirby Drive

HOUSTON – (Realty News Report) – Hines and MorningStar Senior Living are nearing completion of a six-story senior living community in Houston’s Upper Kirby neighborhood.

The new community is being built one block north of the Southwest Freeway at the corner of Richmond Avenue and Kirby Drive.

Located at 2315 Richmond Avenue, MorningStar’s River Oaks community will provide 85 assisted-living suites and 27 secure memory-care suites for residents with Alzheimer’s disease or other forms of dementia. MorningStar’s continuum of care enables residents to remain in the community until they require 24-hour nursing services.

The senior-living sector experienced rising vacancies last year as a result of the pandemic.

To support social and vocational wellness and to reduce infection risk, MorningStar has incorporated rigorous infection-control and precautionary measures into the new community, including:

  • A kiosk system for visitor sign-in and health screening with touchless temperature scanning, pulse oximetry and health questionnaires
  • Needlepoint bipolar ionization integrated into the HVAC system to neutralize airborne viral particles
  • Sanitation stations placed throughout common areas
  • Touchless faucets and fixtures in shared spaces
  • Anti-microbial surfaces for countertops
  • Electrostatic sprayers that apply a positively charged mist to surfaces. The disinfectant solution uses an herbal extract and is formulated to be safe for people while eliminating pathogens. It is registered with the EPA and is reported to rapidly inactivate COVID-19, norovirus, seasonal influenza and C. difficile, and to remove 99.9 percent of bacteria, fungi and molds.

A MorningStar information center is open at 2514 Richmond Avenue, directly across from the construction site. The community is expected to open this fall as MorningStar Assisted Living & Memory Care at River Oaks.

In downtown Houston, Hines is also developing a 47-story office tower and a 46-story residential building.
