Fulshear to Get New Retail Center: What to Know About the Development

HOUSTON – Capital Retail Properties is developing a 17,200-square-foot retail center at the intersection of FM 1093 and FM 359 in Fulshear, just west of Houston.

Designed by Gensler, the center is planned to break ground in fall 2019. The developer acquired five acres for the project and intends to offer pad sites for sale to prospective tenants.

According to Connor Lynch of Capital Retail Properties, who is managing leasing alongside associate Jacob Weersing, “Our goal for Fulshear Marketplace is to introduce a boutique, upscale shopping, services and restaurant environment that meets the demands and expectations of this picturesque pocket of affluent and rapidly growing northwest Fort Bend County.”

Gensler’s design aims to create a distinctive presence at this key intersection by using a mix of materials and architectural details that reference local character while nodding to traditional forms. Notable features include varied brick patterns and corbeling, timber entry canopies and trellises, and vertical metal and plank paneling. The design breaks the building mass into smaller elements to better match the scale of the surrounding community, producing a more contextual and pedestrian-friendly appearance.

A prominent corner space has been envisioned for a food and beverage tenant and is highlighted by a large, partially covered patio designed to enhance outdoor dining and social activity. This anchor element is intended to activate the corner and serve as a focal point for visitors and residents.
