Austin Developer Starts New Clear Lake Multifamily Project

HOUSTON – Austin-based Oden Hughes LLC has broken ground on a 380-unit apartment community at the corner of Bay Area Boulevard and Middlebrook Drive in Clear Lake City on Houston’s southeast side.
MXCAP, an investment group based in Monterrey, Mexico and led by Jorge Alberto Sanchez Salinas, is a major investor in the development.
Tim Shaughnessy, Vice President of Development at Oden Hughes, said a shortage of utility infrastructure has restrained multifamily construction in Clear Lake.
“There’s strong demand for new apartments in this area, but land-use restrictions and limited utility capacity make development challenging,” Shaughnessy said.
Last year only one multifamily project broke ground in the area, and as of 2019 Oden Hughes is the lone developer that has announced plans to start building nearby.
Oden Hughes acquired the 21-acre site from nearby San Jacinto Community College in December after a competitive bidding process.
Planned to open in mid-2020, the community at the northeast corner of Bay Area Boulevard and Middlebrook Drive will include 360 apartment units and 20 townhomes. The property sits inside the Clear Creek Independent School District, which is highly rated.
“We like this site because it’s highly visible and well connected to the surrounding neighborhood,” Shaughnessy said. “Many residents will be within easy walking distance of work. The project also benefits from a strong school district and will offer amenities that aren’t available in other local multifamily developments today.”
Amenities will feature attached and detached garages, carports sized for boat storage, an on-site co-working space, fitness-on-demand, a resort-style pool with cold spas, jogging trails, a dog-walking area with a dog wash station, and a playground.
One-, two- and three-bedroom residences are expected to rent from about $1,100 to $2,300 per month.
