Adkisson Group Acquires 225 Acres for New Baytown Industrial Park

HOUSTON – (Realty News Report) – Adkisson Group has acquired a 225-acre property near Baytown to develop a new business park on Houston’s east side.
Named Bay 10 Business Park, the site sits on the west side of the Grand Parkway, just south of I-10 East. Zoned for light and heavy industrial uses, the property already hosts tenants including SAFE Chemicals, Zachary Corporation and National Tube. Adkisson Group Inc. plans to offer lots for sale and build-to-suit opportunities, and will begin permitting and constructing multiple freestanding buildings ranging from 10,000 to 30,000 square feet. These buildings will include crane capabilities and provide acreage for exterior storage.
Robert McGee, Thomas Leger, Chase Cribbs and Josh Cheatham of Lee & Associates – Houston represented Adkisson Group in the acquisition and will handle the park’s marketing. HFF brokers Davis Adams, Rusty Tamlyn and Trent Agnew represented the seller, Parkside Capital.

Industrial land parcels under 10 to 15 acres that are already zoned for light or heavy industrial use are scarce in this area. Many nearby business parks focus on larger, rail-served sites, but we see strong demand for non-rail sites as well. At Bay 10, we can accommodate needs as small as one acre or as large as 86 acres.”
Houston’s industrial market remains strong, with overall vacancy near 5 percent and steady absorption despite active construction. Approximately 60 major industrial projects are currently underway across the Houston area.
