DALLAS – (Realty News Report) – Harwood International has secured financing for a 27-story office tower it is developing in Uptown Dallas, just north of downtown.
JLL Capital Markets arranged the joint venture equity for the project, which will be known as Harwood No. 14.
The Class AA office tower will total approximately 360,000 square feet and is situated in the Harwood District on Harry Hines Boulevard near the Dallas North Tollway.
Scheduled for completion in the second quarter of 2023 and already about 45 percent pre-leased, Harwood No. 14 will be anchored by the law firm Haynes and Boone, LLP.
The JLL Capital Markets team representing the developer was led by Senior Managing Director Bill Fishel and Senior Director DJ Meagher.
The project’s architecture, construction, and design team includes Kengo Kuma & Associates as design architect, HDF as architect of record, Corgan as associate architect, and Manhattan Construction Company as general contractor.
The tower’s design draws heavily from natural influences and includes a two-story lobby with monumental stairs that blend indoor and outdoor elements, landscaped plateaux, a finned curtainwall system (a first for Dallas), open-air pocket gardens, and a 17,000-square-foot rooftop sky garden. Harwood No. 14 will also expand the Harwood Hospitality Group’s collection of hotels, restaurants, and bars.
Harwood District was established in 1984 by Harwood International, the master developer of 19 contiguous city blocks in Uptown Dallas. At full build-out the district is planned to include more than 11 million square feet of premier Class AA office, residential, and retail space, incorporating urban gardens, green spaces, and art-filled lobbies.
The Rolex Building, designed by Kengo Kuma & Associates and HDF, was recently completed within the Harwood District.
