2,200-Acre Master-Planned Community Rising Near Conroe, TX

CONROE, Texas – AIRIA Development Co., the builder behind Aliana in Fort Bend County, has started construction on a 2,200-acre master-planned community in Montgomery County.
Named Artavia, the development will include about 5,200 homes and 120 acres of mixed-use, commercial, and retail space. The overall build-out is estimated at $2.4 billion.
The community is situated just south of State Highway 242, between I‑45 and US‑59, offering convenient regional access.
Homes in Phase I are projected to range from the high $280,000s to the $500,000s, appealing to a broad segment of buyers.
“The timing is ideal for the opening of ARTAVIA,” said Lawrence Dean, Regional Director of Metrostudy’s Houston market. “Its location will be even more convenient and accessible as major infrastructure improvements on SH 242 are underway. The price points align with the Houston market’s demand, and Conroe/Montgomery County remains one of the fastest-growing regions in the nation, showing roughly 29 percent growth year over year.”
Students who live in Artavia will attend Conroe Independent School District, a highly regarded and rapidly expanding district. The community is planned to accommodate anticipated Conroe ISD growth, with district enrollment projected to reach approximately 76,000 students by 2028.
