HOUSTON – (RNR Real Estate Briefs from Realty News Report) – Lee & Associates – Houston represented Epic International, LLC in the lease of an 11,375-square-foot industrial building at 21227 Hufsmith-Kohrville Road in Tomball. Mike Spears and Patrick Wolford of Lee & Associates – Houston represented the landlord. Payton Indermuehle with Keen Realty Group represented the tenant, MSP Drilex, Inc.


MISSOURI CITY – NAI Partners arranged the sale of 5.77 acres of land on South Sam Houston Parkway West, near Fondren Road in Missouri City, Texas. HUMBLE – Patriot Sealing Technologies leased a freestanding 6,000-square-foot building in IAH Humble Business Center at 2062 South Houston Ave. in Humble. Maury Bronstein and John S. Wall Jr. of 1912 Ventures represented the tenant. Chase Cribbs, Thomas Leger and Robert McGee of Lee & Associates represented the landlord, OV Real Estate, LLC.


Kimberly DeVos of Cypressbrook Company served as intermediary in the sale of an office/warehouse at 1927 Pinewoods Way in Spring, representing both the seller, Xeray Systems, Inc., and the buyer, Foxhoven, Inc.


Wild Rose Farm, LLC purchased 15.72 acres of raw land at FM 1488 and North Mill Drive in Magnolia, Texas, from the Robert F. McWhorter and Robert Frank McWhorter Trust. Rob Whitaker of NewQuest Properties represented the seller, and Brad Elmore, also of NewQuest Properties, represented the buyer.


John Hornbuckle of Cypressbrook Company represented the tenant, National Christian Foundation, in a lease for 2,942 square feet at 4545 Post Oak Place. Kurt Kistler of Moody Rambin represented the landlord, 4545 Investment Associates.


Reed Vestal, SIOR, CCIM, Taylor Schmidt, SIOR, CCIM and John Erck of Lee & Associates – Houston represented 290 Commerce Center Venture, LLC in the purchase of 36.87 acres on Cypress North Houston Road in Cypress.


Boyd Commercial announced that Cottondale Wood Products leased a 75,000-square-foot tilt-wall manufacturing and distribution warehouse in La Porte, near Houston. Based in Tuscaloosa, Alabama, Cottondale Wood Products is expanding to Houston and produces specialty wood pallets for the petrochemical industry. William Carpenter, Greg Barra and David Boyd represented the tenant.


SPRING – The Welcome Group acquired the SES Foam, LLC facility at 2400 Spring Stuebner Road in Spring. The property includes two office/industrial buildings totaling 38,702 square feet on 11 acres. Welcome Group President and CEO is Welcome Wilson, Jr.


Access Chemicals & Services, LLC leased 4,060 square feet of office space at 7322 Southwest Freeway in Houston. William McCarthy and Jack Gaffney of Finial Group represented the tenant. Trey Miller with Boxer Property represented the landlord.


Langfield Industrial, LP and Langfield Land, LLC purchased 10.49 acres of raw land at Wilshire Place Drive and Langfield Road from Howard W. Mays Jr., trustee for Weirich Management Team. Brad LyBrand and Glenn Dickerson of NewQuest Properties represented the buyer.


Patricia Chesser of Cypressbrook Company acted as intermediary between the landlord, Woodmark Capital, LP, and the tenant, Gomex Energy, in the lease of 1,197 square feet at 1776 Woodstead Court in The Woodlands.


TEXAS

DALLAS – Stream Realty Partners was selected by Dallas-based TriGate Capital to manage and lease Comerica Bank Tower at 1717 Main St. in downtown Dallas. The 60-story, 1.5 million-square-foot tower is home to tenants including Comerica Bank, K&L Gates, Marsh USA and Fish & Richardson. More than 450,000 square feet of office space remains available for lease. Rhett Miller, Matt Wieser and J.J. Leonard of Stream’s Dallas division will handle leasing.


Lee & Associates – Houston represented Carlisle Port Arthur, LP in the sale of 26,503 square feet at 4600 and 4700 Highway 73 in Port Arthur, Texas. Trey Erwin and Justin Cole of Lee & Associates – Houston represented the seller.


BROWNSVILLE – CBRE completed the sale of Brownsville Doctors Hospital in Brownsville, Texas, to a local investor that plans to restore healthcare services. The seller was Boston-based Capital Crossing. The three-story acute-care facility totals 79,396 square feet on five acres and was licensed for 56 beds. Scott Herbold of CBRE handled the sale.


SAN ANTONIO – Sowel leased 11,380 square feet of industrial space at Isom Business Center in San Antonio. NAI Partners’ Carlos Marquez and Colten Courtney represented the tenant. This is Solwel’s first Texas distribution center for solar energy systems.


ARLINGTON – JMV Transport leased 52,032 square feet at 2910–2920 East Avenue F in Arlington. Luke Davis, Sarah Ozanne and James Mantzuranis with Stream Realty Partners represented the landlord, Alpha Thirty. Wells CRE LLC represented the tenant.


AUSTIN – NAI Partners’ Todd Mahler arranged the sale of five acres of land for Orcid Holdings, LLC at 1115 W Anderson Lane in Austin.


AUSTIN – Newmark Knight Frank announced the sale of Hillstone at Wolf Ranch, a 332-unit multifamily community in Georgetown, north of Austin. NKF’s Patton Jones represented the seller, Leon Capital Group of Dallas. The buyer was Weinstein Properties, a Virginia-based multifamily firm active in the Austin market. FARMERS BRANCH – West Shore Home, LLC leased 22,658 square feet at 13701 Hutton Drive in Farmers Branch. Jeremy Kelly and Jeff Rein with Stream Realty Partners represented the landlord, Entrada Partners. Art Campbell with Campbell Commercial Real Estate represented the tenant.


ABILENE – Newmark Knight Frank announced Freddie Mac refinancing for the 498-unit Sedona Apartments in Abilene. NKF’s Multifamily Capital team, including Braden Harmon and Hank Glasgow, worked on behalf of owner/operator CapX Ventures.


D-FW – Kindred Healthcare acquired WellBridge Greater Dallas and WellBridge Fort Worth behavioral health hospitals. Each facility has 48 licensed beds.


Stonemont Financial Group has started construction on two industrial buildings in McKinney, marking its second D-FW project. McKinney Airport Center will include buildings of approximately 107,300 and 123,885 square feet. Somervell Commercial Realty is a partner on the project, with Josh Wheeler serving as development manager. Other project partners include Bob Moore Construction and Callaway Architecture, with leasing handled by Lee & Associates.


Pratt Corrugated Holdings, Inc. renewed its 294,952-square-foot lease at Southfield Park 35, 9209 Old Hickory Trail in DeSoto. Matt Dornak and Drew Feagin with Stream Realty Partners represented the landlord, Cabot Properties. JLL represented the tenant.


DALLAS – Crescent Property Services, LLC and institutional investors advised by J.P. Morgan Asset Management announced the signing of Commerce Bank to a lease at The Crescent. The bank will occupy 8,982 square feet in The Crescent, a 1.3 million-square-foot luxury office and mixed-use development in Dallas’ Uptown. Tony Click and Marissa Parkin represented The Crescent.


DALLAS – Perdure Petroleum, LLC leased 17,212 square feet in the Office Campus at Allen to relocate and expand its headquarters at 1101 Central Expressway South in Allen. Jared Laake and Susan Singer of Dallas-based Bradford Commercial Real Estate Services handled leasing for the landlord, 1101 SCE LLC.


AMG Technology Investment Group, LLC leased 5,410 square feet at Village at Camp Bowie, 6115 Camp Bowie Blvd., Fort Worth. Cullen Donohue and Vic Meyer with Stream Realty Partners represented the landlord, Seaboard Capital. Customer First Real Estate represented the tenant.


Linrfa, LLC purchased a 3,825-square-foot freestanding building at 7680 Preston Road in Frisco from Leon Capital Group. The buyer was represented by Younger Partners’ Elaine Xu and Nan Li. The seller, LCP Preston Road VB Frisco, LLC, was represented by Leon Capital Group’s Daniel Morales.


BKM Sowan Horan, LLP leased 8,854 square feet at The Colonnade I, 15301 N. Dallas Parkway in Addison. J.J. Leonard and Ryan Evanich with Stream Realty Partners represented the landlord, Fortis Property Group. Cushman & Wakefield represented the tenant.


NAI Partners arranged a 4,032-square-foot office lease for San Antonio Kidney Disease Center at 2391 NE Loop 410 in San Antonio. Jorge Martinez of NAI Partners represented the landlord. Jon Wiegand of Alamo Capital Advisors represented the tenant.


Monitpora, LLC purchased a 15,260-square-foot industrial building at 2505 Farrington St. in Dallas. Hanes Chatham with Stream Realty Partners negotiated the transaction.

NATIONAL

Brasa Capital Management announced the close of its first credit vehicle, Brasa Credit I, LP. The fund will provide debt and equity for commercial real estate transactions up to $100 million on behalf of its pension fund investors. Brasa will also provide value-add capital, typically between $5 million and $25 million, for acquisitions, repositioning or ground-up development of commercial properties in the Western United States and Texas. Greg Galusha has joined the firm as managing director.


VENICE, Fla. — A 3,010-square-foot 7-Eleven convenience store on 1.8 acres near I-75 sold for $6,513,026. The listing was handled by Gabriel Britti, Kevin O’Hanlon and Ronnie Issenberg of Marcus & Millichap.
