HOUSTON – (Realty News Report) – Land has been acquired for a new brewery and restaurant in Tomball, on the northwest side of the Houston area.
CCJ Collaborations, the company behind the project, is led by well-known Houston brewmaster Chris Juergen and Joshua Schwaiger. Both founders bring experience from Karbach Brewing Co., a major Houston craft-beer producer.
CCJ Collaborations purchased 4.65 acres in the Tomball Business and Technology Park, at the northwest corner of Holderrieth Road and Hufsmith-Kohrville Road.
Tom Condon Jr., senior vice president at Colliers in The Woodlands, represented the seller, the Tomball Economic Development Corporation (TEDC). The buyer, CCJ Collaborations, was represented by Ryan Hutson of the J. Beard Company.
The planned Tomball brewery will total approximately 10,500 square feet and will include a restaurant, a beer garden, packing and canning facilities, and space dedicated to distribution. Ziegler Cooper Architects is designing the facility.
The Tomball Economic Development Corporation has approved $254,000 in incentives to support the brewery development.
The Tomball Business and Technology Park sits within the North Freeway/Tomball Parkway industrial submarket. That submarket added roughly 3.1 million square feet of new industrial and flex product in 2020. Current overall occupancy in the submarket is about 87 percent, and the average asking rental rate is approximately $8.48 per square foot.
To accommodate larger development opportunities within the park, the TEDC purchased and reassembled 10.6 acres of land from Packers Plus Energy Services, according to Colliers.
This acquired parcel sits at the southeast corner of Spell Road and South Persimmon Road. Combined with an existing 7.8-acre tract, the TEDC now offers 18.4 acres of contiguous available land for future development. Packers Plus Energy Services was represented by Kristian Nielsen with Newmark during the sale.
