KATY, Texas – (Realty News Report) – Alliance Residential has opened its first Prose-branded multifamily property, Prose West Cypress, a cost-efficient development on the west side of Houston.
The Prose brand aims to deliver attainable rental rates by rethinking amenity packages and prioritizing practical, high-quality living spaces rather than luxury common-area features, said Alliance Managing Director of Development Cyrus Bahrami.
“Our focus is on attainable housing, emphasizing quality construction, durable finishes and practical amenities,” Bahrami said. “The intent of our Prose brand communities is not to offer all the bells and whistles found in our higher-end Broadstone properties. Instead, we provide everything that is core to a great living experience at a price point accessible to a wide range of residents.”
In recent years, multifamily development has tended to concentrate on top-tier Class AA projects, leaving fewer new options for workforce renters. That trend made new construction unaffordable for many renters, who were often limited to existing older communities.
Bahrami described the Prose approach as focusing on usable amenities that extend residents’ living experience beyond their individual units. “Amenity spaces at Prose West Cypress include a clubroom with a catering kitchen, a co-working lounge, a fitness area and a pool with a covered grilling space,” he said. “We prioritize these practical elements over specialty offerings you might find at a Broadstone community, like a golf simulator or art studio. We saw a need for thoughtfully designed product types that provide what residents need and omit what they don’t — that is the thesis behind Prose.”
Prose West Cypress contains 336 units and is located at 19770 Clay Road, near Fry Road in west Houston. Alliance Residential says the Prose brand was created in response to growing demand for cost-efficient rental housing that still offers modern finishes and reliable construction.
Interior features at Prose West Cypress include island kitchens, wood-plank–style flooring and granite countertops. Community amenities listed for the property include a fitness center, a game room and a playground, providing a balanced mix of practical in-home features and shared spaces for work, fitness and recreation.
Alliance Residential Co., headquartered in Phoenix, developed the project. Bruce Ward serves as chairman and CEO, and John Rippel is chief investment officer.
