Clay Spec Distribution Center Development at Sheldon Business Park

HOUSTON – Clay Development & Construction Inc. is constructing a 214,300-square-foot distribution center on an 11.2-acre site at North Lake Houston Parkway and East Sam Houston Parkway North in northeast Harris County. This speculative development establishes new, large-format logistics capacity in the corridor between the Port of Houston and George Bush Intercontinental Airport.
Scheduled for completion in the second quarter of 2019, Sheldon Distribution Center I will operate as a cross-dock facility within Clay’s 45-acre Sheldon Business Park. The site is designed to accommodate future expansion of the building up to 385,000 square feet.
“Sheldon Distribution Center I is the only significant, newly built distribution facility available for lease or sale in this strategic Beltway location between Bush Intercontinental Airport and the Port of Houston,” said Robert Clay, president of Clay Development & Construction. “We are addressing an underserved northeast market with modern, next-generation distribution space, similar to what we have delivered in other submarkets such as Highway 288 and the Port area. The Sheldon Road–Channelview submarket offers a skilled labor pool and growing housing supply—housing starts rose by 11.5 percent in the past year. Access, workforce and high-quality space are the primary needs for companies active here.”
Leasing for the facility will be handled by John Ferruzzo, John Simons and Ryan Searle of NAI, together with Charlie Christ of Clay Development & Construction. Clay acquired the 32-acre site for Sheldon Business Park in July 2015. The property sits at the entrance to Generation Park, a 4,000-acre mixed-use development.
Sheldon Distribution Center I will feature 32-foot clear height ceilings to support efficient racking and material handling systems.
Adjacent to the new distribution center, Clay completed a 59,200-square-foot build-to-suit manufacturing facility in 2015 at 12818 North Lake Houston Parkway. That building is occupied by Lichtgitter, a producer of architectural metal products.
Clay Development & Construction is providing both construction and architectural services for Sheldon Distribution Center I. Frost Bank is providing construction financing for the project.
