Griffin Partners Acquires Post Oak Office Building

Griffin Partners Office Fund III has acquired 520 Post Oak, an office building in the Post Oak Park development north of San Felipe Road in Houston.

HOUSTON — Griffin Partners Office Fund III has acquired 520 Post Oak Boulevard, a 155,147-square-foot office building located east of Loop 610 near Memorial Park. The acquisition expands the fund’s presence in Houston’s Galleria submarket and strengthens its portfolio of core office assets.

The sellers, balandis real estate AG and Griffin Partners, were represented in the transaction by HFF senior managing director Danny Miller and associate John Indelli.

Situated in the heart of Post Oak Park, the eight-story 520 Post Oak Boulevard is currently 90.1 percent leased. Tenants represent a diverse mix of industries, including real estate, finance, professional services, energy, and transportation services, reflecting strong demand for well-located office space in the area.

Griffin Partners, based in Houston, owns and operates commercial real estate across Arizona, Colorado, North Carolina, and Texas. The firm’s portfolio totals approximately 4.5 million square feet and is valued at more than $750 million.

Founded in 1980 by Fred Griffin—formerly of Friendswood—and Conley Juban, the company originally operated as Griffin Juban Cos. Over the decades, Griffin Partners has acquired, developed, or managed more than 11.7 million square feet of office, retail, and light industrial properties, with an aggregate value exceeding $1.6 billion.

This acquisition marks the third investment by Griffin Partners Office Fund III since the fund’s launch in June 2016. With the addition of 520 Post Oak Boulevard, Fund III now holds approximately 715,000 square feet across three properties, representing a combined value of over $128 million.
