RNR Real Estate Briefs from Realty News Report – HOUSTON – Evergreen Commercial Realty has been named the retail leasing partner by POAG Shopping Centers for LaCenterra at Cinco Ranch, an upscale mixed-use development featuring 409,480 SF of retail and Class A office space along with 271 apartments. Located on 34 acres at the Grand Parkway and Cinco Ranch Blvd in Katy on Houston’s western edge, LaCenterra offers visitors upscale shopping, dining and entertainment in a relaxed Main Street–style environment. Lilly Golden, Blair Golden and Haley Golden of Evergreen Commercial Realty, together with Vince O’Toole of POAG Shopping Centers, will handle leasing for the property.


HOUSTON — John Hornbuckle and Kyle Whieldon of Cypressbrook Company represented tenant SMIT International in leasing 30,940 SF of office/industrial space at 15402 West Vantage Parkway in Houston. Mike Nilsen of Tarantino Properties represented the landlord, Intercontinental Partners, Ltd.


HOUSTON – McCorvey Real Estate Holdings Ltd. recently acquired property at 5630 Renwick Drive in the Gulfton area, where three buildings totaling 82,693 SF each sit on 5.07 acres. The seller, Tailored Brands, owner of Men’s Wearhouse, was represented by Jason Dillee and Nathan Wynne of CBRE. The buyer was represented by Eric Hughes and Mark Lehman of Centermark Commercial Real Estate.


HOUSTON – Montrose Collective, Radom Capital’s new retail, restaurant and office development under construction at 888 Westheimer Road, announced the addition of local specialty shop Eye Elegance. Greg Lewis of Lewis Property Company represented the business in lease negotiations. Another incoming tenant, Hue Salon, was represented by Jeanie Gibbs of Read King. Montrose Collective was represented in both transactions by Sarah Starry of Radom Capital.


SUGAR LAND, Texas – NAI Partners arranged a 2,839 SF medical office lease for Kinghaven Counseling Group at 3425 Hwy 6 in Sugar Land. Jason Gaines and Zach Leger of NAI Partners represented the landlord.


HOUSTON — Jason Gibbons and Chase Tucker with Finial Group facilitated a lease at 10111 Houston Oaks Drive. Power Manufacturing, LLC signed a long-term lease for the 105,300 SF industrial building in the West Sam Houston Business Park. Finial Group helped Power Manufacturing secure the facility as its long-term headquarters and operating location.


MISSOURI CITY, Texas — NAI Partners arranged a 15,000 SF industrial lease for CW Global at 1519 Industrial Drive. Jake Wilkinson and Darren O’Conor of NAI Partners represented the landlord.


RICHWOOD, Texas – Stonemark has taken over leasing, marketing and management at Brazos Crossing, a 308-unit gated apartment community in Richwood, south of Houston. The Stonemark Group focuses on acquisition, financing, ownership, management and disposition of multifamily investments across the Southeast, Texas and Mid-Atlantic regions and comprises Atlanta-based Stonemark Equities and Stonemark Management.


HOUSTON — Marcus & Millichap Capital Corporation, a provider of commercial real estate capital markets financing solutions, arranged a $14 million loan to refinance a 215-unit multifamily property and a $7.4 million loan to refinance a 125-unit multifamily property, both located in Harris County. The loans feature a 3.16% fixed interest rate, nine years of interest-only payments, and participation in an environmentally focused lending program. Brandon Brown negotiated the financing on behalf of the borrower.


HOUSTON — NAI Partners recently arranged an 8,000 SF industrial lease for TXG Industries at 313 Main St. South. Jake Wilkinson of NAI Partners represented the tenant.


WEBSTER – Dimassi’s Mediterranean Buffet signed a lease for 6,143 SF at Baybrook Passage Shopping Center at I-45 and Bay Area Blvd. in Webster. Dimassi’s, a family-owned restaurant known for authentic Mediterranean cuisine made with fresh ingredients, now operates its 11th Greater Houston-area location at Baybrook Passage. The tenant was represented by Jack Burgher of Streetwise Retail Advisors, while the landlord was represented by Elise Weatherall of Wulfe & Co.


HOUSTON — Michael Keegan, Darren O’Conor and Andrew Laycock of NAI Partners assisted in the sale of 1515 Globe St., a 7,168 SF industrial property in Houston.


HUMBLE — Denise Ksiazek of Cypressbrook Company represented tenant Cole Health Incorporated in the renewal of a 7,479 SF medical office lease at 19411 McKay Drive. Dr. Kris Bhat, MD, represented the landlord, Northeast Professional Plaza.


HOUSTON – Wingstop Inc. and Domino’s Pizza each leased 1,400 SF of retail space in the Shops at Rock Creek, near Spring Cypress and Grant roads in Cypress, from NewQuest Properties. Andrew Alvis of NewQuest represented the landlord. Jason Gaines of NAI Partners represented the Wingstop franchisee, while Robert Hantgan of Colliers International represented Domino’s.


HOUSTON — Wm. S. Cannon & Associates, LLC leased 948 SF of retail space in Windcliff Town Center at the intersection of Jones and Cypress North Houston roads from NewQuest Properties. Brett Strake and Kevin Sims of NewQuest represented the landlord, and Tracy Eddy of Texas C.R.E.S. LLC represented the tenant.


SPRING — Kyle Whieldon of Cypressbrook Company represented tenant Berlin Heart in leasing 1,800 SF of warehouse space at 2121 Golden Road. Bayou Properties Realty represented the landlord, KRED Investments, LLC.


MONTGOMERY — Kimberly DeVos of Cypressbrook Company represented tenant Isaac White Agency in leasing 1,500 SF of office space at Heritage Place, 21123 Eva St. The landlord, Heritage Place, Ltd., was represented by Barkley Dominey of ProMed Realty.

TEXAS – RNR Real Estate Briefs

SAN ANTONIO, Texas – Navistar International Corporation acquired a site in San Antonio with existing buildings to support its new plant under construction. Navistar’s total investment is expected to exceed $275 million and create more than 650 jobs, subject to local incentives. The expansion is part of Navistar’s broader growth strategy. Its under-construction 900,000 SF plant in San Antonio will produce Class 6–8 vehicles, including electric-powered trucks.


SAN ANTONIO, Texas – Five Star Cleaners leased space at 20935 US Hwy 281 N. NAI Partners’ Joe DeCola represented the landlord, and Steve Gray of Phyllis Browning represented the tenant.


GRAND PRAIRIE, Texas – SkyWalker Property Partners acquired a partially developed medical and office condominium park and sold a 100%-leased medical office building as part of consecutive transactions for its investment funds. The acquisition, Crescent Parc at 1400 N. Coit Road in McKinney, includes 61 medical and office condominiums in various stages of completion. The sold asset was a 5,865 SF two-tenant medical office building on 0.6 acres at 1308 Paluxy Road in Granbury, which had been held in the Cash Flow Fever Fund portfolio.


ARLINGTON, Texas – Zenith Solar signed a long-term lease for 14,000 SF of office/warehouse space in the Great Southwest Industrial District to open a sales and distribution center at 1025 Avenue G in Arlington. Josh Meraz of Bradford Commercial Real Estate Services represented the tenant after a two-month search for a North Texas location. Zenith Solar, based in Odessa, also operates a facility in Corpus Christi.

NATIONAL – RNR Real Estate Briefs

LAS VEGAS, Nev. – Dallas-based Koch Real Estate Investments, an affiliate of Koch Industries, announced the acquisition of a to-be-completed Las Vegas resort at 2777 South Las Vegas Blvd. The project is approximately 75% complete and was acquired in partnership with Fontainebleau Development.


LOUISVILLE, Ky. — JLL Income Property Trust acquired Louisville Distribution Center, a Class A industrial facility of about one million SF in South Louisville’s prime industrial submarket, for $95 million.


OKLAHOMA CITY, Okla. — Cushman & Wakefield announced it has been selected by Chesapeake Energy Corporation to secure a master developer to plan development of the remaining 36.54 developable acres at the company’s corporate headquarters site in Oklahoma City. Nearby, Hines is constructing a multifamily project.
