Multifamily Supplier Secures Lease for Missouri City Property

HOUSTON – (Realty News Report) – AZ Partsmaster, a supplier of maintenance parts for multifamily operators, has leased 68,342 square feet in Waypoint Business Park, located at 411 Cravens Road in Missouri City, Texas. The landlord, 4M Investments and Clarion Partners, was represented by Justin Robinson, Matteson Hamilton and Woody Hillyer of Stream Realty. Payson MacWilliam, Jon Lindenberger and Paul Dominique of Colliers represented the tenant.

AZ Partsmaster will occupy Building 1 of Waypoint Business Park and will continue expanding its presence in Texas, joining existing locations in Houston, New Braunfels (serving Austin and San Antonio) and Garland (serving the greater Dallas–Fort Worth area).

Founded in 1985, AZ Partsmaster distributes maintenance supplies to the multifamily housing industry, supplying a range of parts and products that support property maintenance and operations.

Waypoint Business Park comprises four buildings totaling 708,944 square feet in southwest Houston’s Missouri City. The park offers excellent access to Beltway 8 and Highway 90, with entry via Cravens Road and S Gessner Road. The property sits within the Southwest Corridor, a market totaling 25.3 million square feet across 628 buildings. The submarket is approximately 88 percent occupied, with roughly half a million square feet currently under construction.

In recent years, this area of Houston has emerged as a primary distribution hub for logistics and last-mile delivery companies due to its proximity to major highways and distribution centers. That trend is fueling new industrial development and speculative projects across the southern sector of Beltway 8.

Notable industrial activity nearby includes Trammell Crow Co. and joint-venture partner Artis REIT breaking ground on a 676,860-square-foot speculative industrial building within the Park 8Ninety development, a 129-acre business park near the intersection of Beltway 8 and US 90A.

The southern portion of Beltway 8, long overlooked, has experienced rapid industrial growth over the past four to five years. With access to US 90A, the Southwest Freeway, Highway 288, the Fort Bend Toll Road and other major routes, the area now offers strong logistics options. Major developers such as Hines, Welcome Wilson and Clay Development have entered the South Belt market with speculative industrial product and build-to-suit projects.

Amazon recently announced plans for a roughly 1 million-square-foot facility in the Missouri City area near Highway 6 and the Fort Bend Toll Road, underscoring continued demand for large-scale logistics space in the region.
