GHX Secures 143,000‑SF Building Lease at Generation Park Construction Site

HOUSTON — GHX Industrial, a Houston-based distributor and fabricator of industrial gaskets and hoses, has signed a lease for a 143,500-square-foot warehouse in McCord Development’s Generation Park, located in northeast Houston.

Generation Park is a 4,000-acre, master-planned development at the northeastern corner of Beltway 8, offering approximately 2.5 miles of frontage along the Beltway. The park is designed to accommodate a range of industrial, logistics and flex-space users seeking strategic access to regional transportation routes.

The new GHX facility comprises 121,000 square feet of warehouse and shop space alongside 22,500 square feet of office space. GHX is expected to take occupancy at the end of the year. The tenant was represented in the transaction by Ryan Fuselier and David Buescher of JLL.

Method Architecture served as the architect for the GHX building, with Burton Construction acting as the general contractor. Project financing was provided by Woodforest National Bank.

The building will be situated near Lockwood Road within Generation Park’s newest industrial submarket, named Lockwood Business Park. That development is tailored to support flexible industrial and light manufacturing operations and is positioned for easy access to major arterial routes and the greater Houston industrial network.

Lockwood Business Park currently has three additional flex-industrial buildings available for pre-lease: two buildings of 57,600 square feet each and one building of 44,800 square feet. These spaces are being marketed to companies seeking modern, adaptable industrial facilities in a well-located master-planned campus.
