ZXP Technologies Expands Operations with New Baytown Facility Lease
ZXP Technologies leased 89,000 SF in Baytown.
HOUSTON – (Realty News Report) – Avison Young arranged a lease for 89,445 square feet of industrial space for ZXP Technologies at 2700 East Freeway in Baytown, on Houston’s east side.
Avison Young principal Bob Berry and vice president Grant Hortenstine represented ZXP Technologies, while JLL represented the landlord, Pontikes Development.
“As the energy market continues to recover, companies like ZXP Technologies are positioned to grow and expand their reach,” said Berry, a longtime Houston industrial real estate specialist. “The petrochemical sector remains the primary driver of Houston’s industrial market.”

The new facility sits south of Interstate 10 within the Port 10 Logistics Center and will serve as ZXP’s primary distribution hub for its manufactured lubricant-based products. The 250-acre Port 10 Logistics Center, developed by Pontikes Development near Thompson Road, is served by rail and barge and has direct access to four deep-water terminals.

Houston currently has a substantial pipeline of industrial construction, with more than 16 million square feet reportedly underway, according to industry sources.
