DENVER – (Realty News Report) – A new 30-story office tower in downtown Denver has signed its first tenant. The building, developed by a joint venture between Houston-based Patrinely Group and USAA Real Estate, has leased a major portion of its space to a prominent local law firm.
Sherman & Howard L.L.C., a Denver-based law firm, has leased approximately 60,000 square feet on floors 23 and 24 and plans to move in later this year.
Denver’s Largest Lease in a Year
The Sherman & Howard lease represents the largest new office lease signed in downtown Denver in the past 12 months. The developers completed construction on a speculative basis, moving forward without a pre-leased anchor tenant.

Named Block 162, the tower is located at 675 15th Street, between Welton and California Streets in Denver’s Central Business District.

Richard Schuham and Greg Bante of Savills represented Sherman & Howard. Todd Wheeler and Doug Wulf of Cushman & Wakefield represented the landlord, working under the direction of Dennis Tarro of Patrinely Group.
Designed by Gensler, the building includes a podium with parking spread across three underground levels and a 10-level above-grade podium garage. Swinerton served as the general contractor.

Sherman & Howard, which has a team of about 230 lawyers and staff in the Denver area, is one of the first major tenants to commit to a brand-new office tower during the Covid era.

Patrinely Group is also developing the headquarters building for Hewlett Packard Enterprise in Houston and an office tower in downtown Salt Lake City.
