Tiki Island Resort-Style Waterfront Community Planned Near Galveston

GALVESTON – (Realty News Report) – Austin-based developers Legend Communities and Tiki Time, LLC have unveiled plans for Tiki Island Residences and the Boathouse Resort, a new upscale waterfront community on Tiki Island near Galveston.

Planned for a six-acre site, the development will combine residential living with waterfront amenities, featuring approximately 80 residences alongside a yacht club and boathouse-style resort.

“This is a highly desirable location because The Village of Tiki Island does not allow vacation rentals, which helps preserve the neighborhood’s character and makes it an ideal place to live year-round,” said Ron Cooper, owner of Tiki Time, LLC.

The development team is finalizing the site plan and conceptual design. Current plans for the resort community call for:

‒ 75 condominium residences located on five levels above an elevated podium deck, each ranging from about 1,500 to 1,700 square feet;

‒ five penthouse units on the top two floors, with sizes up to approximately 3,600 square feet;

‒ a waterfront restaurant of roughly 5,500 to 7,000 square feet offering both indoor and outdoor seating;

‒ a waterfront ship’s store with retail space to serve residents and visitors;

‒ marina rental slips and guest slip areas to support the restaurant and retail operations;

‒ a boardwalk and pedestrian pathways to enhance neighborhood connectivity and encourage walking;

‒ a multi-level boathouse capable of storing up to 220 boats across four levels; and

‒ parking designed to accommodate both cars and golf carts.

Steven Biegel, director of architecture at Place Designers, will lead site planning, architecture and landscape redesign for the project. “This is the last remaining piece of prime waterfront real estate on Tiki Island and will serve as a flagship development,” Biegel said.

Tiki Island is a small, intricately designed island situated between Galveston and the South Texas coastline.

The Village of Tiki Island covers roughly 1.5 square miles and sits on a man-made peninsula in Jones Bay, about five miles north of Galveston and approximately 45 miles south of downtown Houston via I-45. Originally developed as a modest fishing camp, the area evolved into a destination for weekend homes and was incorporated as a village in 1982. Today it is predominantly an upscale, waterfront residential community. As of 2018, the village recorded a population of about 1,068 across 482 households, many of them affluent retirees and part-time residents.

Pricing for the condominiums in the Tiki Island development will begin in the $600,000s.

Developers expect phase one—which includes the boathouse and the waterfront restaurant—to begin construction by fall 2020, with the residential components targeted to break ground in summer 2021.

Founder Haythem Dawlett brings considerable experience in negotiating property development agreements, including projects that feature waterfront amenities. Legend Communities’ past high-end Texas developments include Rough Hollow Lakeway, Tuscan Village Lakeway and Tuscan Village at Horseshoe Bay.

The Tiki Island resort will mark Legend’s second project in the Galveston area; the company previously developed the 500-acre Harbor Walk resort community in Hitchcock.
