Midway Launches New Office Building Project at CityCentre

HOUSTON – (Realty News Report) – Midway Companies has advanced the proposed CityCentre Six office tower to the forefront of its construction priorities within the CityCentre mixed-use development in west Houston.

The 16-story CityCentre Six project represents the next phase for the mixed-use complex that began when Midway acquired the former Town & Country Mall in 2004. The traditional enclosed mall has been replaced by Midway’s open-air, walkable environment.

Spanning 50 acres at the southeast corner of the Katy Freeway (I-10) and Beltway 8, CityCentre now includes more than 600,000 square feet of office space, about 400,000 square feet of retail and restaurants, roughly 1,200 multifamily units, the upscale Hotel Sorella, and a selection of brownstone residences.

CityCentre Six will sit across the street from the CityCentre Five building on the north end of the development, closer to the Katy Freeway. Midway recently sold a majority interest in CityCentre Five to Lionstone Investments, enabling Midway to shift focus to the upcoming office tower.

Colvill Office Properties is handling leasing for CityCentre Six, which will offer approximately 275,000 square feet of office space and about 8,500 square feet of ground-floor retail. The site, located at the traffic circle where Town & Country Way meets Town & Country Boulevard, has been cleared and excavated. Preleasing has begun, though no tenants have been announced yet.

By 2020 this area was expected to become one of the busiest construction zones in Texas, as several projects were lined up alongside CityCentre Six.

Immediately adjacent to the CityCentre Six site, Marathon Oil Corp. planned a build-to-suit office tower. Hines was expected to develop a roughly 500,000-square-foot building for Marathon with frontage along the Katy Freeway. Marathon had announced plans to occupy the new building in 2021, but that timeline has become uncertain as no vertical construction had begun.

Marathon has provided limited details about its proposed tower. The oil company intends to vacate the Marathon building at 5555 San Felipe in the Uptown area; owner M-M Properties is preparing a major redevelopment of that property to attract new tenants once Marathon relocates.
