HOUSTON – Unilev Management, Azrieli Group and CBRE have announced the completion of a significant renovation project at One and Three Riverway, two prominent office buildings located in Houston’s Riverway/Galleria/Uptown district.

The comprehensive redevelopment was led by Ziegler Cooper Architects and focuses on modernizing building systems and tenant-facing spaces to meet evolving workplace needs. Key improvements include upgraded lobbies with refreshed finishes and lighting that create a welcoming first impression, fully refurbished fitness centers designed to support employee wellness, and a variety of infrastructure enhancements to improve comfort, accessibility and operational efficiency throughout both properties.

In addition to these physical upgrades, the renovation prioritized amenities and flexible work settings that respond to current tenant preferences. New collaborative seating areas have been integrated into common zones, offering comfortable, versatile places for informal meetings, focused work or casual social interaction. These spaces are supported by complimentary Wi-Fi and multimedia capabilities, enabling tenants and visitors to connect and collaborate without leaving the building.

“Tenants are changing the way they utilize office space, and our renovations to One and Three Riverway were done with exactly that in mind,” said Parker Duffie of CBRE. “We are providing our tenants with a flexible work environment outside of their space to foster greater productivity and collaboration.” The upgrades aim to deliver both practical benefits and an elevated tenant experience, helping the properties remain competitive in a market where functionality and amenity offerings are increasingly important.

Riverway’s leasing efforts are being handled by a CBRE team that includes Kristen Rabel, Marilyn Guion and Parker Duffie. Their role will be to market the updated spaces to prospective tenants and to support existing tenants as they take advantage of the new common-area amenities and building services.

The renovation project reflects a broader shift in commercial real estate toward creating adaptable, amenity-rich environments that support a variety of work styles and promote tenant satisfaction and retention. By combining architectural upgrades with technology-forward collaborative spaces and wellness-focused amenities, One and Three Riverway position themselves to meet the needs of today’s tenants while anticipating future workplace trends.
