HOUSTON – MetroNational is moving forward with a major addition to its Memorial City complex along the Katy Freeway in West Houston: a 25-story residential tower and a nine-story office building on a prominent corner site.
The project sits on four acres at the southwest corner of Bunker Hill Road and the Katy Freeway. MetroNational noted this parcel is one of the last remaining undeveloped corner tracts in the Katy Freeway corridor between Loop 610 and Beltway 8. The company developed the broader 265-acre Memorial City mixed-use center over time and is continuing to expand its footprint.
The residential tower, named The McKinley Memorial City and located at 9757 Katy Freeway, has officially broken ground. The 25-story apartment building is slated for completion in summer 2021.
Spanning 332,231 square feet, The McKinley will contain 278 units in one-, two- and three-bedroom layouts plus penthouse residences, with select units offering private yards. The building will deliver an extensive amenity program designed for modern urban living: a resort-style rooftop pool with cabanas, a wave bar, golf simulator, movie theater, chef’s kitchen, a cutting-edge fitness center, dog park, bike storage, a horizon lounge and wine bar with private wine lockers. Apartment interiors will feature quartz countertops, gas ranges and stainless-steel appliances.
Architectural design and interior planning are being handled by Ziegler Cooper Architects. Anslow Bryant is the general contractor, and Slate Real Estate Development serves as fee developer.
At street level, the residential tower will include approximately 4,500 square feet of retail and restaurant space to activate the corner and serve residents and visitors.
Adjacent to the residential tower, MetroNational is planning a 190,000-square-foot, nine-story Class A office building at 9753 Katy Freeway. Designed by Kirksey, the office building aims for LEED Silver certification and is planned with 21,000-square-foot floor plates to accommodate a range of tenants.
Groundbreaking for the overall project was anticipated in the first quarter of 2020 with completion targeted for summer 2021. The office building will include street-level retail to enhance pedestrian activity and support the surrounding mixed-use environment.

Memorial City, owned and managed by MetroNational, now comprises roughly 9 million square feet of developed real estate. The campus blends Class A office space with retail—including the super-regional Memorial City Mall—high-rise and midrise residential buildings such as The McAdams Memorial City, restaurants, hotels like the Westin Memorial City and Hotel ZaZa Memorial City, the Memorial Hermann Memorial City Medical Center, and two prominent event green spaces, The Square and The Lawn at Memorial City.
