Transwestern’s Ridge Co. Acquires 29 Acres for Spec Industrial Development

HOUSTON – Ridge, the industrial development division of Transwestern Development Co., has purchased 29 acres at the intersection of Beltway 8 and Highway 90 in southwest Houston to build a major industrial project.

Ridge intends to begin construction in May on a 477,355-square-foot speculative industrial facility, with delivery expected in early 2019. Transwestern will manage leasing for the project.

“We are pleased to advance the Southwest Commerce Center and deliver high-quality industrial space to a rapidly growing, underserved area of Houston,” said Ben Newell, Senior Vice President at Ridge. “Future tenants will gain immediate access to Beltway 8 and strong municipal support from Missouri City and Fort Bend County.”

Addressed as 611 S. Cravens Road in Missouri City, the cross-dock development will feature a 32-foot clear height, 129 dock doors, 58 trailer stalls and 275 car parking spaces.

The Beltway 8/Highway 90 corridor has seen a wave of warehouse development over the past two to three years, with major developers such as Trammell Crow and Hines delivering new business parks and industrial buildings.

With direct access to Beltway 8 and Highway 90, the Southwest Commerce Center sits within 16 miles of Houston’s most densely populated districts, including the Galleria, Texas Medical Center and downtown.

The site is surrounded by significant logistics and retail operations, including FedEx’s new 300,000-square-foot facility and a 550,000-square-foot Best Buy logistics building currently under construction. Other regional tenants nearby include Allied Fitting, American Tire, Bella Fresh, Ben E. Keith, Bimbo Bakeries, CME Wire & Cable, Lufkin Automation, Maintenance Supply, Men’s Warehouse, Niagara Water and Red Wing Shoes.
