HOUSTON – GID Development Group has broken ground on a mixed-use Phase 2 at Regent Square: 50,000 square feet of retail space and 600 multifamily units inside the Inner Loop of Houston. The project sits near West Dallas and Dunlavy streets, just south of Buffalo Bayou Park.
Arch-Con Corp. is the general contractor, and JLL is managing retail leasing. The retail component is scheduled for completion in the first quarter of 2021, with the residential buildings to follow later in 2021.
GID describes Phase 2 as a transformative urban infill project that reimagines the sought-after Allen Parkway corridor. The neighborhood has benefited from improvements to Buffalo Bayou Park, a celebrated linear waterfront amenity that has drawn international recognition.
CBT, a Boston-based architecture firm known for its placemaking approach, designed the Regent Square project.
“It has been amazing to see the transformation of Houston in the decades since GID first acquired this property, and we feel patience has truly been a virtue in determining how best to knit this site into the area’s ongoing evolution,” said James Linsley, President of GID Development Group. “Few properties offer such incredible access to parks as well as business and leisure points of interest, and we are thrilled to be part of this neighborhood’s next chapter as an exemplary, walkable destination.”
OJB Landscape Architecture is planning a substantial central plaza and active green space as part of the new phase. Phase 1 of Regent Square included the 21-story residential tower called the Sovereign at Regent Square, completed in 2015.
The 24-acre Regent Square district stretches along West Dallas Street in the northern Montrose area, west of Waugh Drive. Much of the site once held the former Allen House apartments.
Founded in 1960, GID has acquired or developed more than 80,000 residential units and 16 million square feet of commercial space across 24 states and three continents. The company operates offices in Boston, New York City, Los Angeles, San Francisco, Washington, D.C., Atlanta, Houston, and Denver, and employs over 800 real estate professionals.
