General Motors Acquires Austin Business Park Building, Redevelops Former Dell Site

AUSTIN – Karlin Real Estate has sold a 302,604-square-foot industrial facility at 13201 McCallen Pass in north-central Austin to General Motors.

The property sits within Sector 6, the initial phase of a 400-acre master-planned technology and office park developed by Los Angeles-based Karlin in partnership with Dallas-based Trammell Crow Company.

Sector 6 includes three existing industrial buildings that were formerly occupied by Dell. According to Karlin Vice President Vicky Canto-Ponce, who oversees the development, all three buildings have now been leased or sold.

Trammell Crow, serving as the master developer, is finishing the first phase of new construction at PARMER: a three-story, 192,000-square-foot office building. The firm also plans to break ground on an identical building later this year.

“PARMER has attracted strong interest from a wide range of users seeking value-driven office space in Austin,” said Mark Emerick of CBRE, who, along with John Barksdale, leads the PARMER leasing team. “Since announcing the development last July, we have quickly worked through the existing one million square feet of space and have received numerous proposals for the new construction.”

PARMER is zoned to accommodate several million square feet of mixed uses, including office, industrial, hotel and retail space.

The PARMER site is bounded by McCallen Pass to the west, E. Howard Lane to the north, Harris Ridge Boulevard to the east and Parmer Lane to the south, offering immediate access to I-35, MoPac and US 183.

Emerick and Barksdale represented Karlin in the sale to General Motors. JLL represented General Motors with AJ Weiner in the firm’s Detroit office and Liz Ticker and Jake Ragusa in JLL’s Austin office handling the transaction.
