Transwestern Leasing New Medical Office Building in The Woodlands

THE WOODLANDS – (Realty News Report) – Howard Hughes Corp. has announced plans to build its first medical office development in The Woodlands.
Transwestern has been retained to handle leasing for the 67,200-square-foot project, which will sit in the Creekside Park Village Center at the corner of Strake Drive and Rockwell Park Boulevard in The Woodlands. Construction is expected to begin at the end of 2018.
“The Woodlands has seen a significant increase in medical office demand driven by the expansion of two major Houston hospital systems — Houston Methodist The Woodlands Hospital and Texas Children’s Hospital The Woodlands — which is drawing more physicians to the area,” said Transwestern Senior Vice President Lisa Bovermann. “We saw strong absorption in the first quarter, exceeding 100,000 square feet. The Creekside Park project will offer physicians modern facilities and numerous nearby amenities for staff.”
Howard Hughes’ medical office development will be delivered in two phases adjacent to Creekside Park Village Green on the southwest side of The Woodlands, a 28,000-acre master-planned community north of Houston. The project comprises two 33,600-square-foot medical office buildings, designed in a craftsman style by architect PGAL.

In 2017, Transwestern’s Houston healthcare team completed transactions totaling more than $253 million and over 1 million square feet. The team currently leases and manages 67 healthcare properties totaling 5 million square feet on behalf of major health systems and institutions, including Memorial Hermann, Texas Children’s Hospital, Baylor College of Medicine, University of Texas Health Science Center, HCA, HCP, Tenet Healthcare, Kelsey-Seybold Clinic, and Harris Health.

Transwestern recently named Justin Brasell Executive Vice President to lead its expanding Healthcare Advisory Services team in Houston. Working with National Healthcare Director Eric Johnson, Brasell will support business development, lead local initiatives, coordinate client pursuits, and introduce new technologies to better serve owner and occupier clients in healthcare real estate.
Brasell was recognized as one of the firm’s top producers, completing more than $76 million in transactions in 2017.
