Marcel District MXU in Sugar Land Expands with New Tenants

The Marcel District in Sugar Land will feature retail and office space.

SUGAR LAND, Texas – CBRE and MARCEL have announced several new tenants for the Marcel District, a 68,785-square-foot mixed-use development adjacent to Johnson Development’s Riverstone master-planned community in Sugar Land.

The Marcel District includes 14,515 square feet of Class A office space, which has been leased by Apex Executive Suites, MARCEL’s co-working concept.

The development is now 67 percent leased. CBRE’s Lacee Jacobs and Laura Harness serve as the exclusive leasing agents for the Marcel District.

Located at 18702 University Boulevard on a 7.3-acre site, the Marcel District is expected to be completed by the end of the year, with the new tenants scheduled to open early next year.

Recent leasing activity includes:

Sammy’s Sports Grill signed a long-term lease for 5,050 square feet. Sammy’s offers a sports-viewing atmosphere paired with full-service dining.

Experience Infusion Center, a pharmacy focused on home health and IV infusion therapy, has leased 24,335 square feet. Also joining the center is Renzo Gracie Jiu-Jitsu, opening a second local location occupying 2,050 square feet.

MARCEL is a privately held commercial real estate firm based in The Woodlands, Texas.
