COLLEGE STATION, Texas – Caldwell Communities, a Houston-based developer led by Fred Caldwell, has opened Mission Ranch, a 400-acre residential community located in College Station near Texas A&M University and the Kyle Field football stadium.

The development will include 530 homes with prices starting in the $300,000s.

In the early 1980s, Fred Caldwell played on the defensive line for the Texas A&M Aggies football team alongside quarterback Gary Kubiak, with Jackie Sherrill serving as head coach.

Builders participating in the project include Blackstone Handcrafted Homes, Caldwell Homes, David Weekley Homes, Mariott Homes, Magruder Homes, Omega Builders, Pitman Custom Homes, and Ravenna Homes.

“Mission Ranch celebrates Texas heritage while integrating the energy and traditions of College Station,” said Caldwell. “Our goal is to create a neighborhood that honors the region’s past while offering a vibrant, modern community for families and Aggie supporters.”

Mission Ranch is positioned to serve homeowners seeking proximity to the university, local amenities, and major sporting events at Kyle Field. The neighborhood’s design emphasizes a connection to Texas history and community-oriented living, with a range of home styles and sizes offered by a diverse group of established builders. With 530 homes planned across the 400-acre site, the development aims to provide options for first-time buyers, growing families, and those looking to downsize while remaining close to campus life.

Pricing for homes begins in the low-to-mid $300,000s, reflecting a mix of entry-level and upscale offerings depending on builder and floor plan choices. Prospective buyers can expect varied architectural styles and customizable features across the participating builders’ portfolios. The community’s location near Texas A&M provides convenient access to university events, local dining, shopping, and recreational facilities, making it an attractive option for residents who want to be close to the campus atmosphere.

Fred Caldwell, who brings both local ties and personal experience with the Aggie community, emphasized the project’s focus on blending historical character with contemporary neighborhood amenities. The collaborative effort among multiple builders is intended to produce a cohesive community that retains individual home variety while fostering a unified neighborhood identity.
