RNR Real Estate Briefs from Realty News Report – HOUSTON – Houston investment group 1220 Augusta, LLC has acquired a 112,867-square-foot office building on Augusta Street, just west of the Galleria. The seller was represented by Christopher D. Winters and Jay Kyle of Colliers.
KATY – Lee & Associates – Houston represented the landlord, Clay Hockley Business Park, LLC, in the lease of 9,178 square feet of manufacturing space at 4121 Katy Hockley Road in Katy. The tenant’s identity was not disclosed. Brokers on the transaction were Clint Hankla and Preston Yaggi.
KATY – Powell Relocation Group selected Adkisson Development to build its new Houston headquarters on a 4.5-acre site at 626 Commerce Parkway in Katy. Andrew Sowell and Wes Williams of Boyd Commercial represented Powell. Adkisson broke ground on the 25,000-square-foot project in March.
HOUSTON – George Montes of Cypressbrook Company represented tenant Pronto Vending, Ltd., in the renewal of a 17,134-square-foot warehouse lease at 2355 Minimax Drive. Boone Smith of Stream Realty Partners represented the landlord, Agellan Commercial REIT, U.S.L.P.
HOUSTON — Tejas Liquor has leased 4,154 square feet in the HEB Shopping Center at 10100 Beechnut, Suite 260. The store will operate as a full-service retailer offering wine, liquor, liqueurs and beer to Houston and neighboring communities. The landlord was represented by Kristen Barker of Wulfe & Co.
HOUSTON — William McCarthy with Finial Group brokered an office lease expansion at 9800 Richmond Ave. The tenant was Genesis Medical Management Solutions.
HOUSTON – Kyle Whieldon of Cypressbrook Company represented tenant Dunphy Graphic Solutions in leasing 5,000 square feet of warehouse space at 235 Derrick Drive. Adam McAlpine represented the landlord, J. A. Carnes & Company of Texas.
BROOKSHIRE — Lee & Associates – Houston represented landlord Roland 5, LLC in the lease of 1.5 acres at 34505 Interstate 10 in Brookshire, Texas. The tenant was not disclosed. The broker was Taylor Schmidt.
CONROE, Texas – A 15,000-square-foot DSW Designer Shoe Warehouse opened at 336 Marketplace in Conroe. The center, owned by Fidelis, is part of the Grand Central Park community at Interstate 45 and South Loop 336.
HOUSTON – John Hornbuckle of Cypressbrook Company represented tenant McGrath & Co., PLLC, in leasing 5,327 square feet of office space at Brookhollow II, 2900 North Loop West. Brian Strait with Lincoln Property Company represented the landlord, Hertz Houston Brookhollow, LP.
CYPRESS – Wink Optometry leased 1,750 square feet of retail space at Shops at Rock Creek, located at Spring Cypress and Grant roads. Andrew Alvis of NewQuest Properties represented the landlord, NewQuest Properties. Chris Boyd and Quy Nguyen of Xite Healthcare Real Estate represented the tenant.
CONROE – Kimberly DeVos of Cypressbrook Company represented tenant Salon Mathis, LLC, in a 1,504-square-foot expansion that brings the suite to 3,051 square feet. The salon is at 11133 I-45 North in Conroe. The landlord, CAL-River Station, LLC, was represented by Brandon Levinson with Interra Capital.
HOUSTON – Lee & Associates – Houston represented tenant Miami Nightz Bar & Grill, LLC, in the lease of a 2,827-square-foot retail property at 1029 Highway 6 N, Suite 1010. The broker was Sandra Aronds.
DICKINSON, Texas — Sunshine Kitchen leased 1,050 square feet of retail space in Dickinson Village Shopping Center at Interstate 45 and FM 517 Road W. The property is owned by Revesco USA Properties of Dickinson, LP. Nick Ramsey and Kevin Sims of NewQuest Properties represented the landlord.
PASADENA, Texas — Lee & Associates – Houston represented the landlord in a lease of 10,818 square feet to Golden Corral at 4021 Spencer Highway in Pasadena. Brokers on the transaction were Brad Kilbride and Grant Walker.
HOUSTON – Sam Chang with Henry S. Miller Brokerage represented a tenant that leased a 45,000-square-foot space at Beltway Exchange at Colony Crossing, 10401 South Sam Houston Parkway West in Missouri City. Boone Smith with Stream Realty represented the landlord, STAG West Houston of Boston.

DALLAS – CBRE announced that Slices, a California-based pizza chain, opened its first Dallas location at 2025 Cedar Springs Road in Uptown. Elizabeth Herman with CBRE arranged the 1,945-square-foot lease on behalf of both the landlord, T2 Hotels, and Slices.
IRVING, Texas — C-III Capital Partners relocated its regional headquarters to a 10,000-square-foot space in Irving. Tom Lynn and Zach Stevens of NAI Robert Lynn represented the tenant, with Jay Olshonsky of NAI Global also involved.
WACO, Texas — Dan Spika of Henry S. Miller Brokerage represented ABC Supply of Beloit, Wisconsin, in the lease of a 44,200-square-foot industrial building on 4.1 acres at 1212 LaSalle in Waco. Josh Carter with Coldwell Banker Commercial represented the landlord, Mission Linen Supply of Santa Barbara, California.
MESQUITE, Texas – Iron Horse Village, a new mixed-use community from Centurion American Development Group, announced its home builders for a 336-unit single-family community. D.R. Horton, Gehan Homes and Mattamy Homes will construct houses and townhomes on 54 acres adjacent to the Mesquite Arena.
DALLAS – CBRE announced that Sugar Factory American Brasserie leased 9,494 square feet at 1900 Cedar Springs Road in Uptown Dallas. Jack Gosnell and Elizabeth Herman with CBRE represented the landlord, GenCap Partners.

LAWRENCEVILLE, Ga. — CBRE’s Capital Markets Debt & Structured Finance Team arranged $64,460,000 in financing to acquire The Retreat at Riverside, a 412-unit apartment community in Lawrenceville. Michael Thompson and Tony Tringhese of CBRE in Houston structured the financing for sponsor Ashcroft Capital. The seller was represented by Shea Campbell, Kevin Geiger, Ashish Cholia and Colleen Hendrix of CBRE Southeast Multifamily in Atlanta. Rialto Capital provided the three-year, floating-rate loan at 75.5% loan-to-cost.
COLUMBIA, Md. – Transwestern Real Estate Services was named exclusive leasing partner for The Howard Hughes Corp. office portfolio in Downtown Columbia, Maryland. Transwestern’s Alex Hancock will lead leasing for the downtown office holdings, which include 12 office buildings totaling more than 1.8 million square feet and over 3.6 million square feet of entitled future office development.
DENVER, Colo. – JLL Capital Markets closed the sale of Central Park Tower, a 297,262-square-foot Class AA suburban office building in Broomfield, Colorado. JLL marketed the property and procured the buyer, a joint venture between Ascentris and Cypress Office Properties.
CHICAGO, Ill. — B+E brokerage announced the sale of the RoadHog Industrial manufacturing property at 464 Southpoint Circle, Brownsburg, Indiana, for $4,050,000. The 64,175-square-foot building sits on 6.15 acres.
IRVINE, Calif. – The Koll Company completed more than $110 million in acquisitions and industrial investments across the western United States, adding more than 700,000 square feet to its portfolio. The firm now holds more than 4.5 million square feet of properties across multiple states.
NEW YORK, N.Y. — JLL Hotels & Hospitality closed the sale of Shoreham, a 179-room boutique hotel in Midtown Manhattan. The transaction marks the fifth New York City hotel asset JLL Hotels has advised on since September 2020.
CHANDLER, Ariz. — Kula Revolving Sushi Bar leased 3,311 square feet of retail space in Chandler Ranch. Heather Nguyen and John Nguyen of NewQuest Properties represented the landlord. David Uhles of Western Retail Advisors represented the tenant.
NEWARK, N.J. — Newark Symphony Hall, New Jersey’s largest Black-led arts and entertainment venue, unveiled exterior renovation designs as part of a $50 million restoration project scheduled to be completed by the facility’s 100th birthday in 2025. Trenton-based architectural firm Clarke Caton Hintz designed a new marquee and streetscape improvements intended to enhance Broad Street as a welcoming civic gateway. Newark Symphony Hall, at 1020 Broad St., was built in 1925 and listed on the National Register of Historic Places in 1977.
ALBUQUERQUE – The Multifamily Group (TMG), a Dallas-based firm, facilitated the sale of the 79-unit Uptown Horizon in Albuquerque. Managing Partner Paul Yazbeck represented the seller and procured the buyer.
