66-Story Tower Rising in Downtown Austin: What to Expect

AUSTIN – Construction has begun on Austin’s tallest tower: a 66-story mixed-use building in downtown that will include office, residential and retail space.

A joint development by Kairoi Residential of San Antonio and Dallas-based Lincoln Property Company, the project is named 6 X Guadalupe.

According to reporting by Shonda Novak of the Austin American-Statesman, the tower will include approximately 589,661 square feet of office space, 349 apartment units and about 14,455 square feet of retail space.

Designed by Gensler, the building’s office floors will feature typical floor plates ranging from roughly 30,150 to 31,115 square feet, providing large contiguous spaces suitable for modern tenants.

The site sits at the corner of West Sixth and Guadalupe streets. An existing Extended Stay America hotel was demolished to make way for the tower. The location is about four blocks west of Congress Avenue and just north of the Colorado River, also known locally as Lady Bird Lake.

At 845 feet tall, 6 X Guadalupe will surpass the 645-foot Independent, a 58-story condominium tower on West Avenue, to become Austin’s tallest building.

Promotional materials describe the development as a Class AAA property. The developers expect to pursue strong sustainability credentials and are targeting LEED Gold certification for the project.

Kairoi Residential previously operated under the name Lynd Development.
