Construction Starts on Speculative Industrial Park in Baytown

BAYTOWN, Texas – Investment & Development Ventures LLC (IDV) and Sealy Co. have broken ground on Thompson 10 Logistics Center, a speculative industrial development totaling 390,222 square feet on 26.9 acres east of Houston.
CBRE brokers Tom Lynch and Mark Redlingshafer represented IDV in the land acquisition and in securing Sealy as an equity partner for the project.
The site sits at the intersection of Interstate 10 and Thompson Road, conveniently close to the Port of Houston’s Barbours Cut and Bayport container terminals. CBRE leasing agents Billy Gold, Faron Wiley and David Huddleston will handle leasing for the development.
The logistics center will consist of two buildings: a 130,074-square-foot front-load building and a 260,148-square-foot cross-dock building. Both buildings will offer 32-foot clear heights, designed to meet modern industrial requirements. Construction is planned for completion in spring 2019.
Market demand on Houston’s east side has strengthened significantly, driven by recent petrochemical expansions and increased import-export activity at the Port of Houston. That demand spans third-party logistics providers, petrochemical-related users, e-commerce operators and other companies seeking to expand their Houston presence by occupying newly built, institutional-quality space.
